Business Background

Scientex Bhd manufactures and sells plastic products. The company also engages in property development. The firm's two segments are based on product type. The manufacturing segment, which generates the majority of revenue, sells plastic films and packaging products used to package consumer and industrial goods. The segment also sells plastic automotive interior components. The property development segment builds and sells housing primarily to low- and middle-income families. The majority of revenue comes from Asia.

Ricky Yeo Now this trigger another interesting thing. I've no doubt if someone ask if he should buy Scientex now, surely all Scientex supporters will ask him to buy, saying great management, well run (I agree), etc. Lets quantify this.

Scientex current market cap is $4.35 bil, using same equation, 10 years 10 bil, you get CAGR 8.68%, which is decent if not crap. But mark my word, many people buying Scientex at this price will be imagining themselves earning 100% return in 3-5 years, thinking it is 'conservative' estimate given Scientex has average more than 100% per year for past 5 years.

Ricky Yeo And I am not too sure how you derive growth of 25% p.a given a $10 bil market cap in 10 years, unless you are assuming the PE will be so low than current level by then.

leslieroycarter If u r thinking out of the box not related to comparison to bank deposit vs div from stock ; like doing business as an entrepreneur , then there is no point to deliberate further . How to compare apple and an orange ? Two different things and too many variables n too different DNA altogether , It is just like u r going for business n I m talking about bitcoin , a broad chain crypto currency investment . The up n rise witnessed so far was astronomical. With this , it will come with the same risks n liabilities as well. I m talking stock investment not involving much mental orientation but su5 comfortably to see nominal projection of your fund in a manageable way , same as other stock investing . It is that plain simple n not much of economic n accounting jargons applied to be easily understood.

Ricky Yeo We can exclude my uncle's business if you want. But the logic is still the same, DRPs is only good if other opportunities i.e other stocks provide lower future return. IF someone has a stock that can return more than 10.3% in next 10 years, all else equal, this DRPs is not the first choice.

And if you only want to compare between bank deposit and stock, any stock that has dividend yield higher than 4% or PE below 25 (1/25=4%) can be justified as more preferable than putting that sum of money in bank deposit. But that is only true if both carry the same risk, which obviously isn't. Investor demand higher return (risk premium) in order to compensate for the risk of investing in stock, because they are riskier in nature (whether that's Scientex or Public Bank) compare to having it in bank deposits.

So going back to that 10.3% CAGR, the risk premium is 6.3% (10.3-4%). That means again, an investor has to compare to see if 6.3% is enough to compensate for the risk he is taking.

I am sure I try to be as simple as I can. No Physic level maths. Opportunity cost is really "Should I spend tonight going for movie' or 'Should I watch dvd at home'

leslieroycarter Generally , market was down the last few trading days n some chosed to unload first n buy later. The volume is too small to make any appreciable impact unlike HY where it has gone down from 19+ to 11+ within a few trading days . Scientx as seen is perfectly all right given the poor sentiments all around .

Alanganps The Board of Directors of Scientex Berhad ("Scientex") wishes to announce that on 23 February 2018, Scientex Packaging Film Sdn Bhd (Company No. 255035-P), a wholly-owned subsidiary of Scientex, has entered into a Sale and Purchase Agreement ("SPA") with Law Wan Hong @ Lew Wan Hong (NRIC No. 421014-10-5563), Ng Boon Eu (NRIC No. 751116-14-5795), Lew Pei See @ Law Pei See (NRIC No. 760116-10-5042) and Lew Pei Lin @ Law Pei Lin (NRIC No. 740125-10-5636) to acquire a total of 20,000,000 ordinary shares in the share capital of Klang Hock Plastic Industries Sdn Bhd (Company No. 28053-D) ("KHPI"), representing the entire issued share capital of KHPI for a total purchase consideration of Ringgit Malaysia One Hundred and Ninety Million (RM190,000,000.00) only to be satified entirely via cash, subject to the terms and conditions contained in the SPA ("Proposed Acquisition").

For further details of the Proposed Acquisition, please refer to the attachment.

leslieroycarter syndicate thought that they can manipulate Scientex to their advantage but they just cannot move the stock well because the holders here are long term , they did not bother to look even price fall by a ringgit ; instead they buy more whenever the syndicate throws until they have no more bullet and left empty handed .

3iii Scientex is also in the process of acquiring Klang-based Klang Hock Plastic Industries Sdn Bhd (KHPI) for RM190 million. This acquisition is immediately value accretive once completed in the second quarter of calendar year 2018.

RedEagle KUALA LUMPUR: The Malaysian oil, gas and energy sectors have exceeded its target, achieving 112 per cent of its 2017 key performance indicator (KPI).

The National Transformation Programme 2017 Annual Report said this was attributed to highest ever foreign direct investment (FDI) inflow to Malaysia of US$7 billion investment from Saudi Aramco in the Refinery & Petrochemical Integrated Development Project (RAPID) in Johor.

Meanwhile, the US$27 billion Pengerang Integrated Petroleum Complex's (PIPC) has reached 84 per cent completion, and set to be 100 per cent operational by the first quarter of 2019.

En route to materialise its target to make Malaysia an oil and gas downstream hub, the Pengerang Deepwater Terminal (PDT) received more than 1,458 vessels including seven very large crude carriers (VLCCs) and handled 1.5 million tonnes of petroleum products as of December 2017.

For the oil and gas services and equipment (OGSE) sector, Malaysia aims to reach RM10 billion in investments in two years compared to RM7.7 billion investments recorded last year.

The sector also eyes to achieve the target of 50 multinational companies (MNCs) to set up operation in Malaysia against 39 from 2012 to 2017.

18 OGSE MNCs have already based their headquarters in Malaysia.

The report said the oil, gas and energy sector had increased Malaysia's competitive advantage by intensifying exploration and enhancing production from domestic reserves while building a strong presence in the regional mid-stream logistics and downstream markets in addition to exploring alternative energy sources.

With the Gas Supply (Amendment) Act 2016 having been amended on January 16 last year, new gas market licencses were issued through Third Party Access, allowing the entrance of new players into the market.

Malaysia has also committed to the Paris Agreement with 500 energy-intensive companies' having reduced total energy consumption to 14,455 GWh and set aside RM200 million funds to spur the implementation of energy-efficient projects.

The number of photovoltaic service providers grew to 120 in 2017 from 30 companies in 2011 and 6,114kW of Net Energy Metering capacity approved in 2017.

leslieroycarter Any down in stock is quickly snapped up by major shareholders. Thus , the confidence is intact n this is the reason why the upside is greater than downside. Just buy n hold for long time will not be a mistake.

In Johor - majority of the overhang comprises of condos/apartments priced RM500,000 to RM1mil.

Majority of overhang in Iskandar consists of High Rise Condos priced over Rm500,000 to Rm1 Millions in Iskandar

So Calvin tells all fellow i3 Forum members to avoid & refrain from buying Condos priced above Rm700,000 in Iskandar.

Go for Landed Houses priced below Rm500,000 which now consttitutes the best investments.

Where to look

1) Bandar Meridin East by Mah Sing still got new 2 storey houses priced around Rm410,000. Over in Ecoworld next door all 2 storey houses below Rm500K have been all sold.

2) In Taman Nusa Damai (just after Bandar Sri Alam) BPruri jv with Mp Corp have launched 2 Storey Houses 20x60 for Rm488K. This one comes with G&G with Chub House and Swimming Pool. More than 50% already sold. This project is called Puri Residences. Opposite is the APTEX Commercial Lands.
Bookings can be placed at JB Sentral, in JBCBD.

3) In Taman Mutiara Rini (Boustead) 2 storey houses priced at Rm550,000 each were all sold. This is a hot area.

4) Scientex Pulai has 18x65 2 storey houses selling very well around Rm410,000. Similar built up like those of Mah Sing in Bandar Meridin East. Scientex management is proactive in buying more lands for affordable housing in Iskandar.

Note:

I don't have shares in Boustead, Scientex or Mah Sing. I still hold shares of MP Corp which owns the 480 acre lands on Taman Nusa Damai.

BPuri Jv with MP Corp to build 300 2 storey houses in Puri Residences of which 150 units have been sold.

Management of Bina Puri dare to build & sell even before MP Corp has fully resolved its many Court cases. Calvin is watching.
