I belive cavintan asiapac is super deep deep undervalued.

Yes, it has high NTA and nice EPS, but u need to aware that a high proportionate of it was came from appreciation of Imago.

Once the economy is downturn or any unforeseeable circumstances, it may have a situation like devaluation of Imago which may result in losses and lower NTA.

A healthy company should have more operating income than its revaluation income.

U cannot overvalue a commercial property in Bursa that would be against the law....more likely Asiapac would undervalue to avoid paying more assessment n quit rent .Anyway valuation r done by professional valuer .

yes, high possibility that Imago will convert into REIT, provided, the profit generate from Imago mall can yield a satisfactory return after deducting its loan interest. Right now it has to reduce its loan (for Imago-RM 337 million-assume all the loan taken is used to finance Imago) to a manageable level.

Mall operation-revenue=RM 85.484 million
Mall Operation profit = RM 22.421 million

Loan (assume all the loan is used to finance Imago) = RM 337.149 million
Loan interest = RM 22.374 million (22.374/337.149 = 6.64%)

Therefore, the loan interest (RM 22.374 million) has eliminated almost half of the mall profit (profit after deducting the loan interest = RM 22.421)

Bigshark always uses nice figure to trap ppl jump into it... haha. Did you aware that, property development division the only project- Fortune Centra take up rate more than 95% sold at RM600-700/sf, gross profit only at 10% despite cheap land value which bought in year 1988. Hahahahhahaha

If you compared with Mahsing, huayang, ECOWORLD, UEMS, IOIP,...their projects take up rate only hit 60-70%, but gross profit can reach at least 20-30%.

I bought at 15-16, now want to cut loss at 13.5 also very hard, this share market syndicate always spread news to take profit especially in penny stocks. So if want to buy property counter better go for mid cap or blue chip like MRCB, GAMUDA, UEMS...Good luck

This is pure bullshit. I live in Kota Kinabalu, and the only reason why those areas are rising in price is due to artificial land titlements where certain legacy houses are cl999, while ALL new properties are cl99. There are also properties which are nt999 which are bumi lands which cannot be converted without changing to cl99 reversion.

Let me give you an example of one of those 700k house which owners have held on to for a very long time with no buyer. They bought it free and clear for 200k, and are trying to let it go for 700k.

No one is buying.

Just like asiapac the zil( doesn't exist), their karamunsing capital shoplot ( dead place). There is just no demand for such projects as time is needed for the industrial, services and commercial market needs time to catch up with the sudden influx of houses and shoplots.
