First check in today. Used to hold these at 1.7 precovid. Hotel is gonna be bad for a while. But really like their diversified portfolios

I guess the distribution pattern may change to quarterly again if their cash flow return to the healthy line.

Dividend declared is 0.0238 but why I received only 0.02185? Is it because they auto deduct the tax?

Overall, Sunway REIT historical performance has been fairly commendable with strong growth prospect. The REIT manager has successfully grown the REIT from 8 properties to a staggering 17 properties with another property due to be acquired. However, the decline in FY20 is mainly attributed to the uncertainty of the COVID-19 pandemic mainly in the hospitality and retail sector.

Sunway Pyramid Is the Crown Jewel of Sunway REIT.
Agree, the population catchment is very large due to its proximity with sunway, subang, puchong and pj (may be one quarter of KV populations).

no doubt sunreit is very steady reit, with great reputation and steady growth...

what doubt me whether it is overvalue right now is the item in ->

-Net property income yield lower than the borrowing cost
According to the 2020 annual report, Sunreit’s debt borrowing cost was 3.66%, but the net property yield of many of its properties is less than 3.66%, for example:
1)Sunway Putra Mall 3.3%
2)Sunway Resort Hotel 3.5%
3)Sunway Putra Hotel 2.5%
4)Sunway Hotel Georgetown 3.1%
5)Sunway Tower 0.2%
It is not because of COVID-19 if we zoom into FY2019, Sunreit’s debt borrowing cost was 4.02%, and the above Properties (except Sunway Hotel Georgetown) recorded a net property income yield below 4.02%
