I came to this decision after attending its AGM 2018 yesterday. I was surprised the Chairman, may be he is too old and could hardly contribute any positive action. However the CEO was more positive. I could not comprehend why MSWG was not invited to the AGM. Please explain to us in your website.

China home living brand opens first outlet in SEA at Glo Damansara Mall

PETALING JAYA (Nov 29): China lifestyle home living brand Samanea by LESSOHOME will open its first outlet in Southeast Asia at Glo Damansara Mall here during the first half of 2019.

The brand which is new to this region offers a wide range of home products such as furniture, kitchen cabinets, lighting and sanitary products.

The store is taking up more than 165,000 sq ft, occupying more than 80 lots from the ground floor to level 3 of the mall. “We choose Kuala Lumpur as our first stop of other five destinations – New York, Sydney, Dubai, Thailand and Indonesia. We welcome all the furniture and home living brands to join us in Samanea by LESSOHOME Mall in Glo Damansara and let's grow from here to the world market,” said LESSOHOME CEO K C Zhang in his speech during the soft launch today.

LESSOHOME is a part of China Lesso Group Holdings Ltd, an international industrial group that manufactures and sells home building materials in China with more than 50 subsidiaries and over 26 productions bases distribute across 16 provinces in mainland China, the US, Canada, India, Indonesia and Uganda.

During the soft launch, LESSOHOME also announced a collaboration with Lazada named LSDD.

LSDD is an online product experience centre concept store that displays products ranging from furniture to electronic goods.




Purchasers are able to visit the store to touch and feel the product before purchasing the items through the Lazada online application.

LSDD will be located on the second and third level of Glo Damansara Mall, taking up 31,427 sq ft of space in the mall. It is also slated to open by 1H2019.

Jaya Grocer will also open its doors during the same period, occupying approximately 23,000 sq ft and featuring both the supermarket and an in-house café, the Bonjour Garden Cafe.

Glomac Bhd group managing director and CEO Datuk FD Iskandar FD Mansor tells EdgeProp.my that the occupancy rate of Glo Damansara will be improved to 80% next year.

“We can easily hit 80% when Samanea, Jaya Grocer and other F&B tenants open next year. I believe the footfall of the mall will be improved significantly once everything is in place,” said FD Iskandar.

He also commented that the collaboration between Samanea by LESSOHOME and Glo Damansara is creative and innovative.

“Yes, the concept is similar to sub-let, where Samanea by LESSOHOME takes up more than 80 lots from us to bring in furniture and living brands locally and internationally. As at last month, Samanea by LESSOHOME has signed leasing deals for some 60 lots.

“Glomac and Samanea by LESSOHOME both have a say on which brand to bring in [but] we are still in control of the tenant mix in this mix,” FD Iskandar said.

Glo-wing mall: Good progress in Glo Damansara revitalisation

Glo Damansara is 80 per cent occupied with the entry of Samanea by LESSOHOME and Village Grocer.

The revitalisation of Glo Damansara Mall by Glomac Bhd has taken off well with the entry of China lifestyle home living brand Samanea by LESSOHOME and Village Grocer.


LESSOHOME, which offers a wide range of home products like furniture, kitchen cabinets, lighting and sanitary products, will open its first outlet in Southeast Asia at the mall here during the first half of next year.

The store is leasing over 165,000 sq ft, occupying 100 outlets from the ground floor to level 3 of the mall.

“LESSOHOME will occupy 43 per cent of the mall. Twenty-five per cent will be leased by food outlets while Village Grocer is renting 23,000 sq ft. With that, the take-up is now 80 per cent. We are confident more retailers will come in next year and the mall is fully occupied,” said Glomac Bhd group managing director and chief executive officer (CEO) Datuk Seri FD Iskandar.

Glo Damansara is part of an integrated freehold business hub with a residential and office component located in Petaling Jaya.

The mall with over 200 retail lots was completed in 2016. It has a net lettable area (NLA) of about 380,000 sq ft.

FD Iskandar told NST Property that leasing 43 per cent of the mall to a single tenant like LESSOHOME will solve the issue of managing too many retailers.

“We have a long-term lease with LESSOHOME. We have signed five terms of two years each so in total they will be leasing 44 per cent of the mall from us for 10 years. What is important is the quality of tenants they are bringing in. LESSOHOME will have everything under one roof,” he said after the soft launch last week.

ivan9511 I agreed Glomac is a very kind company becos they day day die die share buy back but just price keep drop to 36sen
For me I actually quite like glomac propert because price + location + quliity actually is good.
Actually I got some friends buy glomac property they 99% is said good , price also reasonable , quality and location good also .
not like other compoany too espensive
For me Glomac should be at least at 80sen or above
why ?
1st : keep giving dividend
2nd : location is good in PJ
3rd : I like the glomac design also

just buy while 36sen
I cannot see any reason why bo buy
I still \belive Glomac and Mah sing , Tambun , Trop , Spsetia should be at same price
so I said Glomac at leat 80sen to 1 ringgit
at least 70sen should be very easy

Glomac’s 9MFY4/19 net profit of MYR3.5m (-52% YoY) and locked-in property sales of MYR217m were below expectations. Glo Damansara Mall (GDM) will continue to be a drag on earnings in the short term. Despite having secured two anchor tenants – LESSOHOME and Jaya Grocer - raising its occupancy rate to 77%, the mall is only expected to breakeven in FY20. We lower our earnings forecasts by 29-48% and RNAV- based TP by -2sen to MYR0.40 on an unchanged 0.25x P/RNAV peg. HOLD.
Hit by tax provisions
3QFY19 net profit was MYR1.4m (-70% YoY, +35% QoQ), which lifted 9MFY19 earnings to MYR3.5m (-52% YoY), at just 39% of our/consensus full-year estimates. We attributed the earnings gap to the higher-than- expected effective tax rate due to the non-recognition of deferred tax assets on tax losses and underprovision of prior year tax expense. 9MFY19 EBIT margin however improved by 2.8ppt YoY to 13.3% on cost savings arising from completed projects.
Sales fell short
9MFY19 locked-in property sales of MYR217m (-49% YoY; FY18: MYR214m) accounted for 51% of our MYR422m sales assumption for FY19. The lower- than-expected sales achieved was due to fewer new launches amid a weak property market. Glomac plans to launch another MYR33m GDV worth of new project (terraces at Sri Saujana) in the 4QFY19. Unbilled sales were MYR440m in end-Jan 2019 (1.6x FY20F revenue).
Lowering earnings forecasts
We lower our FY19/20/21 earnings forecasts by 29%/44%/48% to factor in lower sales assumption (-15% to MYR361m for FY19) and change in progress billing assumption. Our new RNAV estimate is MYR1.61/sh (- 9sen). Glomac’s net gearing remained healthy at 0.31x in end Jan 2019.
Glomac Bhd is principally involved in property development business.

commonsense The 9m19 result of only RM3.4mil profit to shareholder is a far cry to the company’s peak result of RM108mil profit achieved in FY14 (9m14 result was RM86mil). 9m19 result is the worst result ever achieve by the company in the past 10 years. The disappointing result just show how challenging the property market has turn. FY20 is not expected to be any better with the slowdown of property expected to persist for the rest of 2019 (as per management guidance in the 3Q19 report).

Assuming Glomac can end the FY19 with RM5mil profit to shareholders, at the current share price, the company is being valued at a lofty PE of 58.4x.

If you are looking to hedge your portfolio outside of Glomac (due to its weak earnings outlook and relatively high valuation), I would recommend you to look at MBMR. (https://klse.i3investor.com/servlets/stk/pt/5983.jsp)

MBMR is a direct proxy to Perodua via its 22.6% interest in the company. Valuation is cheap at only 6.4x PE based on FY18 profit of RM166mil. PB is low at only 0.7x BV.

FY19 should deliver another profit growth year to the company. Profit growth will again be driven by the performance of Perodua (via MBMR 22.6% holdings in Perodua) from the still strong sales of new Myvi, sales of SUV Aruz and the introduction of the newly revamp Alza sometime in the 2H19. Aruz which commands a higher margin compared to other models, will help improve the total profit margin of Perodua (which will flow to MBMR’s bottom line as well).

MBMR is expected to achieve a profit of RM200mil in 2019. At the current share price, the company is being valued at only 5.3x which is a lot lower than the industry average of 15x PE. As an example, UMW (another company with exposure to Perodua) is currently trading at a PE multiple of almost 20x.

But Glomac nta too high if private like Maa on 1.10ringgit maybe shareholders need higher prices.
Glomac shouldn't let Nta such high no good for them to private at cheap prices.
The only way is let go asset and give special dividend 50sen or 60sen to reduce nta .
Later private got road block.
Glomac property all on good golden location pj and all very near to public transport like mrt .
This one must watch better than ecoword
