Business Background

Axis Real Estate Investment Trust owns and invests in commercial, office and industrial real estate in Malaysia. The trust derives its income from leases and long-term capital growth. The company's portfolio consists of commercial offices, office and industrial buildings, warehouse and logistic centres, manufacturing facilities, and supermarkets. Warehouse and logistic centres account for approximately half the total net lettable area, followed by office and industrial buildings and manufacturing facilities. By geography, the properties are mainly located in Petaling Jaya, Johor, Shah Alam, and Penang. The office buildings are mainly close to public transportation and amenities.

Haibarakun I plan to buy reits as my first stock but couldn't choose between Axreit and Atrium reit... Any advice for me? If Axreit, then when is the good price to go in? Thank you very much.

mokluhanj21 Axis reit's X factor is it's a pure fund strategy like a unit trust. They only care about the asset. Other reit don't have this cos they are part of the dumping / exit strategy of their billionaire property developer parents (Sunway REIT - Sunway Group, Pavilion - Desmond Lim, IGB REIT - IGB Group, etc)

Add to that their crazy skill in capital allocation. You have an investment where u can tutup mata and just open when u pension. Hehe..

Nepo My favourite counter. Has been monitor this share for about 20 years since it listing.

1)what price to buy in?
Below RM 2 is a good price to buy in.
If u want better price RM 1.90 & below is a very good bargain price.

2).Why did yesterday down RM 0.07?
Because investor is scared by the released by Covid 19 National Recovery Plan

newbie2y peace99, yes, there is a Witholding Tax of 10% for us for the portion of taxable income. found this article about reits, quite informative :)

Peace99 Newbie2y, thanks for the good article! After reading, I have some questions. Does Axreit satisfy the requirement that 90%of it's total income is passed onto Investors? Axreit does pass on to investors close to 100%(98,99?)of it's profit, but is that >90%of total income? Then, the 10%withholding tax, will it be refunded to us? I have no recollection that I received such refund.

newbie2y peace99, yes it satisfied. according to the 2020 annual report page 27, axreit paid out over 99%. Link below. And I dont think the 10% tax will be refunded as govt has given incentive to the reit manager to bypass the RPGT and stamp duty (refer to the article above)..

Kensington The price chart clearly shows that AXREIT has been trading in a sideways consolidation for the past 2 1/2 months between support at 1.90 and resistance 1.97.
Since 19 Aug 2021 it had breached the resistance and now appears to be on an uptrend closing at 1.99 last Monday.
I hope it will turn bullish in the coming weeks.
