Business Background

Axis Real Estate Investment Trust owns and invests in commercial, office and industrial real estate in Malaysia. The trust derives its income from leases and long-term capital growth. The company's portfolio consists of commercial offices, office and industrial buildings, warehouse and logistic centres, manufacturing facilities, and supermarkets. Warehouse and logistic centres account for approximately half the total net lettable area, followed by office and industrial buildings and manufacturing facilities. By geography, the properties are mainly located in Petaling Jaya, Johor, Shah Alam, and Penang. The office buildings are mainly close to public transportation and amenities.

zen_2k Ppl buy to replace FD?... rates even competent vs EPF... the more people think markets are unstable, the more keen they are into investing in less riskier portfolios like REITS, and AXREIT happens to be one of the REITs who are in industrial properties, compared to the hit by Covid-19 hospitality and office REITs and is still aggresively making acquisitions, its not everyday u can see a "growth"-style REIT

kens88 I first time receive reit income distribution. Why is it a bit less than the amount declared?

Is the reit auto deduct for the tax so that we don't have to declare twice?

newbie2y kens88, out of the 2.15sen, 1.64 is taxable, 0.51 is non-taxable; for the taxable portion, we only get 90% of it as 10% is taxed.

Joejoe1985 This maderfarker kwsp everytime want to buy share on any counter..the price keep on decreasing and volatile on intraday..especially counter with low volume like this..they made the counter like kepala bapak mereka punya..i really cannot see where the support is..they just langgar the TA..better wait until same as march's price

fachoi but they will acquire more assets in every year, at least 3 buildings in a year, compare to other reits, this reit can consider growth stocks instead of dividend stocks, at the same time, their dividends also will increase because of increasing revenue

fachoi dont forget, their borrowing costs also will reducing or remain low, so consider is defensive stocks, just buy and prepare to average if drop, nothing to lose in long term
