Business Background

UOA Real Estate Investment Trust is a real estate investment trust. The company invest in a diversified portfolio of real estate and real estate-related assets used, or predominantly used, for commercial purposes. UOA's investment strategy is to invest in investment grade commercial and residential assets in prime, high return growth areas. Its properties include Residential; Commercial; and Hospitality.

Polisman Market makers/Traders are testing the market. Similarly, they'll be willing to throw 100 units at significant drop in price to test the market. It's their game, usually on behalf of client or on behalf of themselves.

Polisman Oh by the way, 100 units is the lowest/minimum amount of shares to be traded. So with a pool of 100k or 200k units, throwing away 100 units to test the market is not a big deal, and might worth the risk.

verbatin1969 why is Amfirst Reit trading at substantial discount to book and this OA Reit is trading above book (which is 1.66)? understood Amfirst might have poorer located properties etc but still could not understand why is this reit trading above book?

reitpulse The DPU for UOA REIT has been relatively stable and consistent. Their debt exposure is well below the leverage limit of 50% (c.26.3% as at 31 December 2019) and the REIT has been relatively undervalued if we were to look at their price to book ratio at the current price.

Overall, the performance have been fairly good. The only concern investor would need to look at is UOA II parcels operational performance. UOA II Parcels which is the second-biggest property in the UOA REIT portfolio have been on a declining trend from 96.4% back in FY15 to 81.9% in FY19.

i4value UOA REIT and UOA Dev are part of UOA Ltd. Actually quite a lot of UOA Ltd Investment Properties are actually in UOA Dev. So which of these 3 companies is the best to invest

investfuture UOAREIT (5110.KLSE) announced the acquisition of UOA Corporate Tower at a price of RM700mil. The acquisition is expected to be completed in 4Q2020.
