verbatin1969 yuanlong57, sorry don't get you. what special brew dividend?
26/01/2015 22:45
yuanlong57 I mean you getting very good profit as your buying price so low at 1.07
26/01/2015 22:49
verbatin1969 Oh i see most of my reits are bought back in 2006 and kept until now.
26/01/2015 22:56
yuanlong57 Assuming 10000 units, your profit today is RM6,267.33.
26/01/2015 23:15
verbatin1969 I have 41,800 UOA reits. Does it make sense to sell UOA reits and buy Amfirst reit? Both are office reits but Amfirst is trading at discount to NAV.
27/01/2015 07:21
CHONG Kong Hui RM1.72 is a married deal, cross-over only. Retailer investor now can not sell at 1.72
27/01/2015 09:30
yuanlong57 Verbatin, does it not make sense to sell some UOA Reits for profit-taking after keeping for 8 years? Even if you cannot sell at 1.72 today, you still make hefty profits. Maybe you can mobilise some UOA Reits sales proceeds to acquire Amfirst. This twin-winning strategy enables you to reap profit from UOA Reits and acquire new Amfirst assets. Just a view.
27/01/2015 09:42
assaji Last two dividends net of tax gives 10.08 sen. On 1.72, it still is a fairly good 5.9% yield. Better than PAvreit.
27/01/2015 11:14
titus seem like reits is having a bull run. I'm rebalancing my portfolio and taking opportunity of stronger reits pricing.
27/01/2015 15:00
yuanlong57 Titus, wish you a bountiful harvest of REITs in ushering the Chinese New Year. This year of goat has been kind to me too.
27/01/2015 15:08
yuanlong57 RM1.76 now. TP RM 1.80 almost near.
27/01/2015 15:09
titus arreait and pavreit is falling back. I believed uoareits will follow. this is my personal view only. Hope it can continue to fly and benefit those holding it. I think i will sell my last batch if it reach 1.80 :)
27/01/2015 16:30
yuanlong57 Assign your RM 1.80 to GTD to put yourself on priority mode to secure your deal.
27/01/2015 16:35
yuanlong57 Pavreit out steam because ex-date 27 Jan
27/01/2015 16:50
verbatin1969 I sold 10,000 at 1.71 and 10,000 at 1.75 today. 5.9% yield may still be higher than FD and in my opinion, I dont think office reit deserve a premium to NAV unless you are a health reit.

Are their properties located in area where there are under supply such that they deserve a premium? Sorry I am from Singapre so that familiar with the property market in Msia.
27/01/2015 20:14
verbatin1969 Yuanlong57, been Holding UOA for many years and they don't make many acquisition. Not really sure of Amfirst is a better value now but at least Amfirst is trading at higher yield and a discount to NAV. But heard Amfirst properties are located in areas where there are oversupply. Does UOA reit face this?
27/01/2015 20:18
yuanlong57 Verbatin1969, earlier comments from a forum member, Titus, quoted for your reference.

'UOAreit dividend will continue to increase year after year and it is very stable. My company is a tenant in 1 of the building. We signed a 3+2 contract which 3 yrs end by June 2015. The landlord is
allowed to increase 15% for the subsequent 2 yrs. Market price has increase 30% from the our origial rental. UOAreit is not afraid of no tenant as constantly tenants above our floor are asking what is our long term plan and do we intend to cut down on office size as they are interested to take up more space. Generally rental in klang valley increase 20-30%. If most of UOAreit tenancy contract end by this year, you can se a automatic increase in revenue by 15-20% in next year as new tenancy rate locked i.'
27/01/2015 22:14
verbatin1969 thanks Yuan long, seem that i sold at a good price. will be looking to buy back at near NAV
29/01/2015 21:23
titus i have sold too. looking to buy back when it is at weakness. 6-7% dividend is better than FD and with a potential of price appreciation. Well, it ponly happen once a blue moon and if manage to capitalise on that will give a good return. Wishing everyone here to continue to make good and safe money.
30/01/2015 08:01
yuanlong57 Verbatin1969, Titus: I really feel very glad all of us to have the good fortune to earn some auspicious profits about 2 weeks before Chinese New Year. Don't have to wait payment date 27 Feb as sales proceeds handsomely exceed default income distribution.
31/01/2015 22:08
verbatin1969 yuanlong57, i still have UOA reit but i am actually hoping it to drop more so that i can buy back what i had sold
04/02/2015 22:32
yuanlong57 Verbatim1969, I share similar view. Still retains UOA REIT, will buy some more in coming months when low price. UOA Reit consistently gives good dividend. Intend to give greater weightage to UOA Reit assets.
06/02/2015 00:10
titus hi, same here but i most probably will look when it below 1.50 to add back some position.
06/02/2015 12:30
yuanlong57 Nice to hear from you again, titus. Let's all gear ourselves for another victorious campaign in the next 2nd income distribution.
06/02/2015 12:36
yuanlong57 BTW, CMMT has added another new asset, Tropicana Mall & Tropicana Tower.

14/07/2016 07:32
moneySIFU Good stock with good dividend payout records, 27% 1 year capital return plus 7% dividend received, making total return of 34%, what a deal.
17/08/2016 01:55
Imrann Teo Novice investor here, can someone please explain or link something to me how a stock such as this can jump 0.13 in price with just 100 in volume traded?
25/08/2016 13:28
Polisman Market makers/Traders are testing the market. Similarly, they'll be willing to throw 100 units at significant drop in price to test the market. It's their game, usually on behalf of client or on behalf of themselves.
25/08/2016 15:39
Polisman Oh by the way, 100 units is the lowest/minimum amount of shares to be traded. So with a pool of 100k or 200k units, throwing away 100 units to test the market is not a big deal, and might worth the risk.
25/08/2016 15:41
Imrann Teo I see, thank you for the explanation.

verbatin1969 why is this reit trading above book value?
09/02/2017 15:49

09/02/2017 17:01
verbatin1969 why is Amfirst Reit trading at substantial discount to book and this OA Reit is trading above book (which is 1.66)? understood Amfirst might have poorer located properties etc but still could not understand why is this reit trading above book?

Naz1990 How many % tax from dividend we get ?
16/04/2017 13:02
Pinky REIT is valued on it's dividends, cash flows...REIT is not a property stock. It's value is it's dividends
