Business Background

Sunway Real Estate Investment Trust provides unitholders with a diversified portfolio of retail, hospitality, office and other real estate assets. Sunway REIT divides its property type into four categories: retail, hotel, office, and others. The retail properties, which include shopping malls and hypermarkets, generate the most revenue for the company. The retail properties’ tenants include department stores, supermarkets, cinemas, entertainment centres, fashion stores, convention centres, and others. The investment trust focuses on retail and mixed-use assets in cities and townships in Malaysia.

mywb Downgrade to UNDERPERFORM from (MP) on a lower TP of RM1.10 (from RM1.45). Our TP is based on CY21E GDPS/NDPS of 5.8sen / 5.2 sen (from FY21E GDPS/NDPS of 7.6 sen / 6.8 sen) and an unchanged +2.5ppt spread on a lower 10-year MGS target of 2.80%. Our applied spread is at +2.0SD, on par with pure retail MREITs under our coverage to account for earnings risk in light of the Covid-19 pandemic, considering its exposure to the retail and weak hospitality segments.

Lyo82 If you are not desperate for cash flow, actually no need to worry a lot. Yes for sure dividends will be sucks. However pls remember you are holding assets via REIT, Sunway assets already worth the money itself.
You will you simply sell your condo/house/shop lots just because the rental income is less?

Kitty Kitty If you have extra cash and believe the Covid19 situation will turn out better in future time, you may start to accumulate Sunreit for their dividend. The share price is great now but don'x expect to see more than 5% dividen coming into your account throughout this year. Once the cloud is over, at such price and looking optimistic for rental appreciation in future, you may be able to reap some significant dividend level soon. All it takes will be a sane mentality and calculated risk.

alexnada @traintobullland. I think this is the way EPF is making money to pay for our yearly dividend. Mass selling to bring the price down, then buy at lower price. wait for the price to go up again and repeat!
