Business Background

IGB Real Estate Investment Trust is a Malaysian retail property investment company. The company’s portfolio includes retail properties and mixed-use developments which have a retail component. Properties are located both domestically and internationally. The company divides its operations into two segments based on its two major retail malls in the portfolio: MVM, which is the Mid Valley Megamall; and TGM, which refers to the Gardens Mall. MVM delivers more than twice as much revenue as TGM. The company generates the majority of revenue from leasing its properties, in addition to service and promotional charges from tenants.

zKingDB How you define all REITs better than FD??? no such thing as definitely..... The range of REITs iare between 3-6.5%~ choose your REITs wisely. Is all depending on their financial report.
12/06/2019 10:59 AM
MK4872 Today this counter jump up 0.07 from 1.90....thats 3.68% in 1 day. We are not taking about their income distribution yet which is steady above 4% every year.

Not all REIT have this sort of growth but if its one of the top REIT counters, i think its a save bet to invest in it.
21/06/2019 5:03 PM
sg999 where got so little???imagine if u bought few year ago rm1..now getting 8.7% DY
21/06/2019 6:31 PM
sg999 and dy increasing year by year
21/06/2019 6:31 PM
MK4872 But i didnt bought a few years ago ma.....only had it for the past 7 month. But still capital gain unrealised is already more than 10%
24/06/2019 9:14 AM
xctznmunhon Dy 4-5% now for 1.90
03/07/2019 9:52 AM
RainT REITs buy for its dividend

don't buy for chart trading

it will stuck very long and very slow

so whatever theory in technical chart cannot apply for REIT counter
06/07/2019 12:27 PM
RainT before this share price run up

IGBREIT DY is above 5%
06/07/2019 12:27 PM
RainT my capital gains is 20% now

I still remember the experiences when last few months ago

all the REIT counter stuck and share price down trend

I see WTF

Then don't want bother it

have low price scoop more and keep more dividend

now proven I m correct

haha, low price don't bother it , just buy it and keep for dividend
06/07/2019 12:30 PM
RainT REIT share price is very slow but more stable

unlike normal shares can up or down 10% or more in 1 day

REIT will not
06/07/2019 12:30 PM
RainT DY don't increase year by year la
06/07/2019 12:31 PM
RainT DY is on dividend divide share price

so high or low share price will affect the DY
06/07/2019 12:32 PM
RainT REIT rules is need distribute 90% as dividend

so if more rental income then get more dividend lo

higher rental reversion then get more rental income lo

when renew tenancy contract if can increase rental then get more rent lo

so should day increase in rental income will contribute to higher dividend
06/07/2019 12:33 PM
RainT as IGB REIT only have 2 shopping malls only and

the good point is that this 2 shopping mall is very laku one

almost all near 100% all almost rent out

that is strong point of IGB REIT

Go see CMMT, some of their mall is not fully rent out
06/07/2019 12:35 PM
RainT try diversify away from shopping mall

can consider AL AQAR REIT - hospital

SUNWAY REIT - many diversify

YTL REIT - hotel

also not bad
06/07/2019 12:37 PM
RainT buy REIT cannot make big and fast money

but can invest slowly and steadily
06/07/2019 12:37 PM
agentts IGBreit DY is getting low, still can consider to enter for long term?
06/07/2019 1:08 PM
sg999 DY is increasing everyyear.
09/07/2019 11:33 PM
Mabel @MK4872 Mabel, which are the 7 top REIT? I already have IGB, PAV and YTL

Sorry for late reply as I seldom visit here since it's pretty stable counter. I just buy and let it grow..

I have the following in my collections..

So far I'm happy with these REITs
10/07/2019 1:01 AM
sg999 all time high!
12/07/2019 9:17 PM
MK4872 i got IGBREIT, PAVREIT and YTLREIT....all the DY is not bad....capital also gain...slowly but surely.

KLCC very expensive dont have enough $$$$ to invest yet but will keep in mind. Now i concentrate all my $$$ into IGBREIT and YTLREIT. Once it hit what i want to keep, then will look into others.
15/07/2019 9:54 AM
RainT @agentts

share price grow higher

dividend per share still the same

then sure the dividend yield will get lower
(its not because IGBREIT bad or what)

please get the very basic of investing right first before invest

the time I buy, the DY is 6%, that time lower price
23/07/2019 8:10 PM
RainT for me long term for IGBREIT and some other REITs is definitely yes

simple reason only :

1. stable share price
compare with equities

2. stable revenue and net rental income
(IGBREIT have 2 shopping malls only and both also almost 100% fully rent out)

3. high dividend
better than put in FD

comparable to equities, you need to do lots of homework and reserach and monitor a lot of things
scope will be more simpler and easy if u invest in REITs and IGBREIT even more simple only have 2 shopping malls
SUNREIT, YTLREIT etc have much more properties, so need know more
23/07/2019 8:14 PM
Tipster another round of good results... more into pocket...
24/07/2019 8:22 AM
Fabien "The Efficient Capital Allocater" @RainT

which REIT has the highest yield?
24/07/2019 9:32 AM
劉尹光 Pavreit is amongst the best REIT, whereby DPU is higher than others and all outlet fully rent out.
24/07/2019 9:42 AM
lambsauce pavreit holds damen mall which is doing really bad, n it is pulling pavreit legs
24/07/2019 12:30 PM
RainT PAVREIT is good shopping mall is only the Pavillion Mall

others is so so only
25/07/2019 12:58 PM
akupolitikkk only IGB and SUNREIT is the best currently, AXIS picking up

smissions In the really long term, it depends. If you're old enough, you will remember Campbell Complex, Yowchuan Plaza, Sogo, Ampang Park, The Weld, Fitzpatrick's. All of them are changed or gone now. It's doing fine now but we'll see in 30 or 40 years.
06/08/2019 10:50 AM
MK4872 i'll be dead in 30 or 40 years time. Before that i would have enjoyed the quarterly income distribution and capital gain. Thats what matter.

IGBREIT today price adjust to 1.97 due to XD.....first transaction went thru at 1.93 and not in less than half a day it bounce back to 2.02. Not bad for a counter to re-bounce from XD like this counter.
06/08/2019 11:08 AM
MK4872 smissions, where is Fitzpatrick? I know all other mall you mention except this.
06/08/2019 11:14 AM
Tipster Sold @ 2.03... get dividend n cap gain...
06/08/2019 11:24 AM
Tipster Why so bullish?
06/08/2019 11:33 AM
Tipster A mid 4% yield now... price to retrace for a 5-6% yield...
06/08/2019 12:16 PM
smissions @MK4872 It was in Bukit Bintang, there's some insurance company building there now. It was opposite where The Weld used to be.
06/08/2019 12:41 PM
MK4872 I saw Lot 10 built up....Menara Maybank, Tabung Haji, KLCC, KL Tower, Mid Valley and even Istana Hotel built up...but i dont recall Fitzpatrick.

Mall and building management are very different now, its more organised and managed compared to previous. Look at Sungai Wang, it was the most sought after back in the 90's but because of poor management, it went on a slide and down all the way. If not for the monorail and location its in, it would be buried long ago.

smissions @MK4872 you don't remember Weld either? or Lin Ho or Globe? that might have been before your time. Yes lots of places are a pale shadow of what they once were - Globe's Tan Sri Kishu is the saddest - his entire immediate family is bankrupt now. Remember Parkson? it was really popular at one time too.

Point is, it seems very well managed now, but it's only one building in one country - there's a concentration risk here that people may be ignoring. Also it would be illogical for yields to be below risk-free, so there's probably limited upside to this.
11/08/2019 1:56 PM
MK4872 smissions, i remember Weld, Lin Ho and Globe.....my school uniform was bought in Globe.

I'm born and raise in KL la.

16/08/2019 11:38 AM
Tipster Payable 30-Aug-19... so kan cheong for what...
16/08/2019 4:24 PM
smissions Usually dividend is credited into your bank account via e-dividend. Should arrive latest about one week after payable. If it doesn't you will need to check with your broker.
