Business Background

IGB Real Estate Investment Trust is a Malaysian retail property investment company. The company’s portfolio includes retail properties and mixed-use developments which have a retail component. Properties are located both domestically and internationally. The company divides its operations into two segments based on its two major retail malls in the portfolio: MVM, which is the Mid Valley Megamall; and TGM, which refers to the Gardens Mall. MVM delivers more than twice as much revenue as TGM. The company generates the majority of revenue from leasing its properties, in addition to service and promotional charges from tenants.

Zackmeiser Anybody has been holding this for years? How is the dividend yield?
04/03/2021 10:29 PM
maxcore I've been holding it for years..been consistent..4.5% to 4.7% for me..
if got money will top up again. MidValley is a gem..
09/03/2021 11:16 AM
Pinky At current price, annual dividend yield is about 4.4%

Treat it like you buy an apartment to collect rental.
09/03/2021 11:58 AM
Zackmeiser 4% is not a lot for a reit. I thought more of 6-7% a year.
10/03/2021 11:03 PM
yingzhe17 Only puny 4%? Look elsewhere
14/03/2021 10:31 AM
Pinky Yes puny but you have to price in the growth.

IGBREIT is the AXISREIT of mall REITs.
15/03/2021 9:46 AM
mokluhanj21 REITs are good long term investments, keep and compound, the ony risk is the rate hike in the next 12 to 24 months. when that come, either sell before or wallop like no tomorrow ahaha.
Last time Chairman Bernanke time Taper Tantrum oso masih fresh in memory. cry cry but finally there's rainbow after the rain :)

Hi what is the difference between IGB reit and IGB Commercial reit (which is going to list soon)
10/04/2021 11:35 AM
Pinky "IGB said it will dispose of the 10 properties for a total consideration of RM3.15 billion, which would be satisfied via the issuance of 2.31 billion undivided interest in the new REIT, as well as cash balance.

The 10 properties comprise seven in Mid-Valley city, namely Menara IGB, Centrepoint South, Centrepoint North, Boulevard properties, Gardens South Tower, Gardens North Tower and Southpoint properties.

The remaining three properties are Menara Tan & Tan, G-Tower and Hampshire Place, all located in Kuala Lumpur."

Offices and commercial buildings currently owned by IGB.

They plan to keep IGBREIT a pure mall REIT.
10/04/2021 12:10 PM
reitpulse IGB REIT being predominantly in the retail sector are greatly affected by the COVID-19 pandemic. Historically, IGB REIT has a fairly commendable operational and financial performance. They have taken a hit in FY20 as a result of this uncertainty with a loss of major anchor tenants such as Robinson. The ability for IGB REIT to grow will very much dependent on the overall retail industry growth and its ability to improve its overall occupancy.

Pinky Oh no, 2021Q1 worse than 2020Q4
26/04/2021 6:00 PM

Sioksiok19 The closure of shopping malls is not good for retail Reits - better switch to commercial reits or office reits
09/05/2021 6:37 PM
8888_ Office Reits good? Go for cheapest Reit Amfirst.
10/05/2021 6:35 AM
Pinky For office REITs, Sentral is good. Most tenants are big MNC or GLC.
10/05/2021 11:28 AM
mokluhanj21 so bad la this gomen using super arbitrary 24 hours notice close lidat.
dunno la. what will happen to retail REITs. all koyak like this.
economy in 2021 will be worse than 2020 if they open close open close like fridge door.
Neelofa go Langkawi, go buy karpet, never want to slap that bith. now when cases everywhere, baru wanna close the whole world.

too late, rice oso become porridge.
10/05/2021 11:35 AM
mokluhanj21 aiyo. double edged sword la exposure to REIT. one is the income, the other is valuation.
income is affected by closure..
valuation is even scarier; there is a real risk that in the next 12 to 24 months, when the US Fed start a bout of tightening, confirm gao2 collapse global REITs like in 2013 taper tantrum drama.
so now wanna go big big also think 10 times. urgh

TehCPing Where is the new reit? Is igb reit still own the 10 property that they said wanna sell to the new reit?
25/05/2021 4:24 PM
i3kyan IGB reit has only 2 malls, Mid Valley and The Gardens Mall.
27/05/2021 10:00 AM
TehCPing I get dividend today :-), happy
02/06/2021 2:03 PM
markpaul328 Mall is closed but price keeps going up... Dont understand.
03/06/2021 4:52 AM
mokluhanj21 This price is not sustainable at all. RM1.7..
1. Dividends will be impacted from the closure of lockdown
2. Valuation will be impacted by a similar taper tantrum drama in 2013 when Fed starts hiking rates (REITs are most sensitive to rate hikes)

i am just waiting on the sidelines, drinking kopi before bothering to go in again. lets see how it moves
