The company was incorporated in 2013 and is based in Kuala Lumpur, Malaysia. Eco World International Berhad is a subsidiary of Eco World Development Group Berhad.

Steve64 @warchest - yes an estimate of handover from Aug till Oct (last Qtr) would be of great help to project their profits for the whole year. Understandably, their revenue is lumpy and depends on handovers and Covid deferred some of these, but nxt Qtr rev/profits results will be their turning point, I think. Off course a bonus is if they can sign on a BTR deal in the Qtr.

kinuxian Tq for the slides, its seems effective stake in unsold units worth UK £1101.35mn and Australia A116mn as of Aug 21. (excluding Barking Wharf Ph2 and Macquarie Park which yet to launch). Or equivalent RM6600mn based on 5.7 and 3 exchange rate. Profit margin at 10-15%, anyone?

With net gearing 0.18x (RM529m) and effective future revenue RM1,431mn (sold units), downside should be pretty minimum for now.

BtR deal still hanging in the air. :)

1. Open up in UK & AU
2. Drop in UK & AU covid daily cases
3. Ewint main business in capital of UK & AU
4. Higher sales demand in both countries - despite additional 2% stamp duty for foreign buyers
5. Lower policy rate in UK & AU
6. Company strong effective future revenue - 1.40 bil
7. Strong cash balance, lower gearing
8. Basically 70% projects sold out
9. Higher house price in both countries
10. Weaken in MYR
11. Higher handover sales unit can carry good result for upcoming qr, and next few qr expect can improved significantly
12. Windows dressing in year end
13. BtR development boost the sales
14. 58% units sold/reserved included imcompleted projects

hcthey If this counter is good and has future potential, why some investors keep on selling it, causing the selling price becomes lower and lower, anyone knows the reasons. could it be a trick by some shareholders who try to push down the market and they accumulate the shares slowly. They will sell out the shares for profit when the market is up.

Kang Yao no idea, what i can find out is theres shortage is food(due to not enough driver after brexit) and gasoline in UK now, and some electricity/gas supplier out of business due to escalating raw material price

Kang Yao also has to prepare for the US government running out of money which will drive market sentiment down. I just collect along as I dont think the targeted buyer for the projects are B40, but expats and wealthy people from Asia. No idea how low can it goes though.

hcthey Bosses are smart and calculative, I can't belief that they will concert their warrants by topping up another RM1.45 in order to get 1 ordinary share which , at this moment, can easily be bought at the open market at 44 cts. moreover, these free warrants will expire on 4.4-2022. Currently I don't see any conversion done so far. The conversion price of RM1.45 is extremely high if compare with the mother.

warchest Most likely warrants would just lapsed. The Company does not need any funding especially for Ballymore and its Australian's subsidiaries. For new projects, with low net gearing of 0.18x as at 31/7/21, they could easily raise funding with low interest rates. Bear in mind, with many projects handovers soon substantial cash inflows are coming

warchest They issued free warrants for subscription of IPO shares. This is a sweetener but they don't need it to be subscribed as they knew that don't need additional funding. They just need a bridger fund for the initial projects

hcthey Friday (22-10-21) has the greatest volume of 200,877 shares done so far, Monday (18-10-21) 52,880 shares done , (20-09-21) 40,200 shares done. the rest of the days all below 30,000 shares done. may be good news is coming. expect the company makes very good profit for the quarter ended 30-10-21. (Houses completed and delivered)

Steve64 Something good is brewing, for sure. Highest volume in quite a while compared to previous days/weeks. !! .

Here are the positives:

a) Last Qtr push to deliver units - translate to higher sales, profits for yr end 21 & hopefully bumper dividends.

b) Reduce borrowings with incoming cash-flow. Lower gearing, lower interest costs.

c) BTR projects doesn't need huge capital outlay cos financed by insurance company/investor and paid according to stages of completion. Different from open mkt sales - after delivery only receipt of $$ and huge bank borrowings in interim.

d) UK market for houses are short of ~ 1 million units unlike overbuilt Msia scenario. Huge potential for those with landbanks ( EWI has enough to last a decade). Building into a mkt deficit. is always a boon for developers.

e) No need for 10% mandatory bumi discount unlike locally . They can sell to all and sundry at mkt price. No price differentiations, only quality differentiations. Best player wins.

f) No hidden gomen agenda, clear property act, land and legal laws. No flip-flops and sudden surprises. Lower cost of doing business. Translates into higher profits.

g) High inflation - property play in motion. Recent trends indicate drift towards property as an asset class to shield against inflationary pressures. Demand curve in UK versus oversupply locally.

h) Last few years experience in UK/Aus will lend a load of expertise to navigate for future. No other Msian listed company has abv mgmt & qualities & landbank to deliver.
