林木生集团（LBS，5789，主板产业股）指珠海九洲控股集团有限公司，有意收购该集团持股60%的珠海国际赛车场有限公司悉数股权，双方已签署了解备忘录。

该集团是通过独资的南廸投资，持有珠海国际赛车场股权。




行家建议

虽然没有透露详情，但这无疑是项正面发展，可让林木生集团释放珠海国际赛车场的价值。

根据调查，截至6月底，珠海每平方米及平方尺的土地价值，分别为2万1253与1974人民币（约1万2961及1204令吉）。

由于赛车场土地用途有限，因此土地价值应该不同，但料会高过2013年时脱售高尔夫球场的价值。

该集团曾卖掉持股60%珠海翠湖高尔夫球场和土地，售价为16亿5000万港元，或约6亿7900万令吉，保守估计每平方尺为48令吉；球场和土地面积分别是338与197英亩。

若将每平方尺48令吉的价值，套用到赛车场的交易，可值得至少3亿3500万令吉或每股21仙，估计可录得2亿令吉的脱售收益。

尽管仍处于初期，但脱售计划潜在价值巨大，我们认为股票将会引起短线投资者的兴趣。

我们上调评级至“短线买入”，并将目标价调高至55仙。

Ken LBS short & long term debt is 840mil,cash is 80mil;
MCT short & long term debt is 10mil,cash is 420mil.
LBS is 0.41; Mct is 0.20.
Total share issued for MCT is slightly less than LBS
LBS revenue is 1billion slightly higher than debt.
Even sell the ZIC with 200 mil only can cover quarter of the debt.
Not surprise if LBS drop below 0.20.

Ken Buy MCT is better than LBS,MCT hold cash 538mil;LBS hold 100mil.MCT short & long term loan is 10mil;LBS short & long term is 870mil.Their share issued is almost same.Soon MCT share price will be higher than LBS.Currently MCT share price is 0.195.One lot LBS shares can buy two lot of MCT.Be a smart investor.
