![]() Bullcoming 分析:大众投行研究 目标价:55仙 最新进展 林木生集团(LBS,5789,主板产业股)指珠海九洲控股集团有限公司,有意收购该集团持股60%的珠海国际赛车场有限公司悉数股权,双方已签署了解备忘录。 该集团是通过独资的南廸投资,持有珠海国际赛车场股权。 行家建议 虽然没有透露详情,但这无疑是项正面发展,可让林木生集团释放珠海国际赛车场的价值。 根据调查,截至6月底,珠海每平方米及平方尺的土地价值,分别为2万1253与1974人民币(约1万2961及1204令吉)。 由于赛车场土地用途有限,因此土地价值应该不同,但料会高过2013年时脱售高尔夫球场的价值。 该集团曾卖掉持股60%珠海翠湖高尔夫球场和土地,售价为16亿5000万港元,或约6亿7900万令吉,保守估计每平方尺为48令吉;球场和土地面积分别是338与197英亩。 若将每平方尺48令吉的价值,套用到赛车场的交易,可值得至少3亿3500万令吉或每股21仙,估计可录得2亿令吉的脱售收益。 尽管仍处于初期,但脱售计划潜在价值巨大,我们认为股票将会引起短线投资者的兴趣。 我们上调评级至“短线买入”,并将目标价调高至55仙。 09/09/2020 9:59 AM Ken LBS short & long term debt is 840mil,cash is 80mil; MCT short & long term debt is 10mil,cash is 420mil.
