In times past I also got lousy counters like

1) KPS at 42 cts
2) DKSH also 42 cts
3) UMW at RM2.40
4) HL Capital at 90 cts (Over RM15.00!)
5) BJ Corp at 12.5 cts
6) Perak Corp at only 60 cts
7) Yee Lee at 35 cts
8) Muda at 35 cts
9) OKA (Chuncks it it) at only 35 cts (Now over RM1.90 after bonus)
10) KFima also at 35 cts.
11) Pintaras at RM1.40 (Highest over RM6.00)
12) Petronas Dagangan at RM4.50 (Almost RM30.00

They did OK mah.all these lousy counters.

funitec good fundamentals, reasonable dividend., good fluctuation. Family business well supported.Not much trading. wakes onces in awhile . Most for Investment not speculation.

Just go to Kamdar Annual Report.

Look up the whole list of Shpohouses.

All the Rental Prices Are Clearly Stated.

Kamdar has been around for 55 years. Its Assets are still at Old Book Value.

AND ITS RENTAL INCOME ARE AS SUBSTANTIAL AS REITS.

EVERYONE SHOULD JUST TAKE OUT FD MONIES AT 3.5% INTEREST AND JUST PUT IT IN KAMDAR FOR BETTER YIELD AND WITH PRICE UPSIDE POTENTIAL FOR YEARS TO COME.

Kamdar survived for the last 55 years selling clothes. It will survive another 55 years selling the same basic cloth materials. As long as there are human beings they NEED to Clothe Themselves And Also Put Up Curtains for NEED of privacy.

But Calvin has an investment angle on Kamdar which all will miss if you only read superficially.

NOTE: 11 MILLIONS WENT INTO PURCHASE OF PROPERTY & ALSO INVESTMENT PROPERTY.

Did you noticed that NTA Has increased from Rm1.12 to Rm1.13?

That NTA is still at Old Book Value

If Kamdar Management wanted to it can revalue Assets & Book them as profits like Seacera & Hapseng did. So you will see a profit instead?

For this same reason Calvin called for a buy on Kulim when there was only the pessimism of fallen palm oil prices. The value of Kulim was totally missed by the market until Kulim announced privatization!! Then all were shocked!

Some day all will be shocked by the HIDDEN ASSET VALUE OF KAMDAR!

Borrowings only increased by Rm5 millions. Assets increased by Rm11 millions.

I have also borrowed to the hilt buying Iskandar properties. Why not?

I bought a house for Rm78K through Johor High Court auction. I paid cash for it.

After doing up I borrowed Rm90,000 and paid a monthly installment of Rm680

I rented out the house for Rm700. So I have already positive income.

And the house has gone up in price to Rm200,000. I not selling until it reaches Rm300,000 or more.

What house is this which I bought?

Single storey house 22x70 feet. The Hall is made has high quality marble & all rooms are tiled. Located near Bus Interchange (Busy area). In Bangsar this house is worth at least Rm1.2 millions.

My book value is only Rm90,000

So it is perfectly all right to borrow money by buying good appreciating assets.

Now you know the Difference Between GOOD DEBT AND BAD DEBT

I tenanted the house for Rm700 buy paying a bank loan of Rm680.

So Rm20 monthly surplus is not enough to cover insurance, quit rent & assessment. So I have negative of Rm50 monthly.

So what?

Small negative outlay to get a Whopping 200% profit!

Plus my tenant is helping me to pay the loan monthly?

Anything better than this?

Kamdar = Golden egg?

CCCL Thanks. This "Golden egg" investment is too risky to place your hope on future value of properties. One more negative pointer: this quarter result is the worse since 2009.
