SARAWAK CONSOLIDATED INDUSTRIES BERHAD ("SCIB" OR "THE COMPANY") - PROPOSED ACQUISITION OF ALL THAT PARCEL OF LAND AND APPURTENANCES THEREOF SITUATED AT JALAN BINTULU-SIBU, BINTULU CONTAINING AN AREA OF 7.34815 HECTARES

The Board of Directors (“Board”) of SARAWAK CONSOLIDATED INDUSTRIES BERHAD (“SCIB” or “Company”) wishes to announce that SCIB PROPERTIES SDN. BHD. [Company Registration No.: 200101019135 (554892-V)] ("SCIBP”) (“Purchaser”), an indirect wholly-owned subsidiary of SCIB, had on  6 November 2024 entered into four (4) Sale & Purchase Agreements (“SPA” or “Agreements”) to purchase all that parcel of land and appurtenances thereof situate at Jalan Bintulu-Sibu, Bintulu containing total area of 7.34815  hectares, with the Vendors (as defined in Section 2 of this announcement) for a total consideration of Ringgit Malaysia Eighteen Million Four Hundred and Ten Thousand (RM18,410,000​.00) only (“Purchase Consideration”) (“Proposed Acquisition”).

Let us break down Hectare to Acre by Multiplying with 2.471


So 7.34815 X 2.471


= 18.1572 acres


Now to get cost per acre divide price by land cost


So Rm18.410 Millions divide by 18.1572 acres


= Rm1,103.922


THAT IS A WHIOPPING RM1.013 MILLIONS PER ACRE!

The condition of the land is currently vacant with no buildings erected which formed our

basis of the purchase consideration.

SCIB is in the opinion that the land's prospects are positive, considering that it is situated in

a prime area within 10 km of Bintulu city and is surrounded by medium to upper-class

residential communities.

(I) PROPOSED ACQUISITIONS OF FREEHOLD LAND MEASURING AN AGGREGATE LAND AREA OF APPROXIMATELY 847.249 ACRES, LOCATED IN MUKIM BERANANG AND MUKIM SEMENYIH, DISTRICT OF ULU LANGAT, SELANGOR ("NEW LAND") BY MUTIARA BALAU SDN BHD, AN 81%-OWNED SUBSIDIARY OF ECOWORLD MALAYSIA; AND

(II) SUBSCRIPTION AND SHAREHOLDERS AGREEMENT BETWEEN ECOWORLD MALAYSIA, BOUSTEAD PROPERTIES BERHAD AND MUTIARA BALAU SDN BHD

The Board of Directors of EcoWorld Malaysia is pleased to announce that, following EcoWorld Malaysia’s participation in a request for proposal process initiated by Boustead Properties Berhad (“BProp”), its 81%-owned subsidiary, Mutiara Balau Sdn Bhd (“MBSB”), had on 6 November 2024 entered into 2 conditional sale and purchase agreements (“SPAs”). Pursuant to the SPAs, MBSB shall acquire the New Land for a total cash consideration of RM742,407,086.00 (“Proposed Land Acquisitions”).

The remaining 19% stake in MBSB is held by BProp. EcoWorld Malaysia had also on 6 November 2024 entered into a subscription and shareholders’ agreement with BProp and MBSB (“SSA”) to regulate parties’ rights as MBSB’s shareholders and to record their commitments to subscribe for shares in MBSB. 

Further details of the Proposed Land Acquisitions and SSA are set out in the attachment.

From above we feel very very comfortable holding Palm oil shares like Thplant (Land near Bintulu only cost Rm5.8K an acre)

Tsh Resources (94,700 Acres near Ikn Nusantara book value Rm5K per acre)

RSawit (Land near Kuching only Rm3.5K an acre, FGV land in Tanjung Langsat Industrial Park Book value Rm3.2K (Market Value Rm2 to Rm3 Millions)

SCIB paid Rm1 Millions per acre for Bintulu Lands (10km from Bintulu)

Should have gone to see Thplant instead

Their cost only Rm5.8K an acre

Just give Rm50,000 per acre they will be happy to sell
No need Rm1 Millions
