So many undervalue company if the conman behind manipulating and keep pressing it down to wallop minority and shake them off to sell cheap to them, you will be screwed until want to cry also no tears !! Later they will even offer dirt cheap price to take it private at the expense of minority !

Yesterday, undervalue property company Hunza have news of major shareholder offer to take private. In the past few years more and more under value property companies got taken private or merged or being taken over !
Nemesis, ask yourself this question, if you were Mustapha Kamal, what would you do ?
The answer is very simple :- take it private with dirt cheap price and then have access to the land and strip it down one by one to sell it and get fat cash & make a fortune !!
Hopefully the price must be reasonable, (at least RM2, close to NAV) otherwise all minority shall gang up and block it ! Hahaha

nickyeo, to tell the truth, I admit i read the news in Focus few weeks ago, but no big deals !
1. The project have not even started to launch, just planning to launch, I read that the surrounding neighbor's complaint cause the project temporary halted pending further approval from local council. Very common in property development, as long as the developer can change the plan in order not to block the neighbors or in any way cause inconvenience to the neighbors, normally local council can approve eventually, part and parcel in development industry !

2. Project halted does not cause the company to lose a single cent at all !! As they are debt free and develop on own land with no holding cost at all ! In fact those land value is appreciating every year !

3. As I always say in this forum, they no need to do anything at all, since no debt, no interest to serve, just sit on their prime land and let the value appreciate and many developers are queue -ing up to JV with them ! I am sure not only EMpire City wish to develop on their prime land in Damansara, many other developers who have the skills but can't get a good location land to work on !!

So why worry ??

No warrant, no cover warrant, no loan stock, no right issues etc in order to cheat / request more shareholder's money, or dilute your shareholding, and also incur unnecessary cost for those funny derivatives , just one and only MK Land share !
And yet every year giving handsome dividends DY almost 7% to shareholders !
I hope this tortoise with low and steady pace will win the race against arrogant rabbit eventually !!

This partnership reminds me of the merger between UEM Land & Sunrise few years back to form UEM-sunrise, one have many land bank and the other have expertise in property development !

It said at least 82 millions entitlement for the next one year ! Or higher of 22% of GDV !
Meaning next one year sure showing profit on their account by this JV alone !
As I opined last time, they have value land bank but lousy in execution, they shall JV with this rising developer managed by Sean Ng to unlock their land value !
No wonder the share price show strong support recently !
