Gtrade aiyo, i check ECOWORLD annual report, property land under the company all are bought at 4-5m per acres. How the developer can make money? Who negotiate to buy at 4-5m? The land owner must be very very happy and thamk ecoworld for paying so high price. But ecoworld not a single sen pay dividend to shareholders

Gtrade i check ECOWORLD Annual Report for 2015. The similar land was valued at lower cost, about 30% lower. To be fair Ecoworld did not buy land at sky high price. Just that the compony revalue their land at sky high price, so NTA looks nice at 1.50. If there were to follow other property company land value, NTA should be about 70sen

ks55 One acre 4 million. Work out to be 88 ringgit psf.
Say conversion ratio 0.6, meaning that cost of land itself is 146 ringgit psf
If conversion ratio 0.5, cost of land is 176 ringgit psf.
That is before capitalise on interest charges, infra cost.
If I can find some company with land cost 5 ringgit psf, why should I go for Ecoworld with land cost 146 ringgit psf?
Selling a 2k land itself can make rm 340k, so need not bother to make from construction itself.
Cost of construction with quality finishes is about 250 ringgit psf.
With build-up area 2000 sf, cost is only 500k.
Selling and marketing at 5%, other incidences at 10%.
If I can sell at 1 million, I still make 350k per unit.
Can Ecoworld sell at 1 million, and still make profit?
By the time it break even, I already pocketed 350k profit.
So, Ecoworld is definitely not worth 65 sen.
45 sen is fair value.
20 sen is very bargain.
Up to you to calculate what is the best entry price.
Not a bad idea to take Q from the price paid by LKS, i.e. 45 sen................

How come nobody tell you that?
Suppression of information to lure newbies into this trap?
If Ecoworld is good, do you think LKS want to depress its share price by buying at 45 sen from his son?
He can buy at 99 sen, yet need not go for MO.
Just think about why 45 sen, not 99 sen.

负债和现金流问题每个发展商都有,spsetia也要卖英国的一块地啊,ibhd 也做了right issue,股价也有反弹迹象。
ewint已经有盈利了,要记住ewint的盈利也会贡献给母股,来临的季度报告,很有信心是好的,就犹如有答案的考试卷,还是要考虑吗? kikikiki

有吵才是好事,最少能够知道利与弊,我能理解它的股价真的低,但是这就是买入时间。
刚刚看了网路james share investing的live,谈了spsetia,除了spsetia 有雄厚的地库与派发股息之外,它的销售近年来很明显变差了。
为什么一家年轻才6年的公司,业绩增长速度很快,而且用创意销售保住利润的公司无人问津?
这股价真的够美,还要0.50?
公司价值,来领的季度大家就会看到,HOC/他们h2o的成绩,YOY会不会突破历史新高?

都还没到目标价5毛,哪里可以那么快就要8.88?
债务每个发展商也有,但是也许销售慢,会比较吃力,但是很明显的政府已经开始推行外国人600k门槛政策,这对全国主要城市房地产带来一定的好处。
不过0.50好,0.45也好

2 that is good to buy at 0.6xx because its dropping almost a year and its generating profit every year..
As a developer, they claim their buyer money by stage.
Buyers pay progressive interest.
after they hand over the house to buyers, Lawyer will hold their money for 1-2 years. And after defect period end only they took the Full amount of money.(correct me If im wrong)
from this point, you can know this coming qr and next few years gonna be fruitful year to Ecoworld.

市价是4万块。那你绝对要避而远之。因为那肯定是假表/贼装
但是屋子不一样,真的假不了。
无论lelong的屋子有多少,一定会有接盘侠。
大家必须知道lelong是因为很多cash out compress loan 买家。
你必须知道好的房地产有它的价值。ecoworld就是创造价值。
除非你跟我说,整个市场崩溃,会影响ecoworld

但是既然700-1.5m都有买家,而且是看到ecoworld家园价值的买家,会想要住在一个人口密集的空间里吗?我说了很多,分享了很多,可以看回我昨天发的视频,ecoworld的顾客就是ecoworld的顾客。
