long term play for sure. good dividend yield, growth in RE and MONOPOLY in electricity Malaysia. The near-term sentiment is poor, but the economy is to be opened later end of the year. until then probably it will sideways rm9.

As per my analysis, now is the good price to enter. it might further down 5 % ( maximum ) from current share price 9.73, but high chance will start go up to fair value around rm 11 in this year.

Don't believe analyst or research reports so much. They are also as blur as most people. Some may even have vested interest as they also want to buy cheap and therefore purposely put a lower target price.

cons of monopoly business, the mgmt is not motivated to improve sales or expand business operation becoz they oledi have steady income. why bother to work harder for shareholders if everything is guaranteed.

There is little relevance to timing the market, but as my rule of investing, never buy above 100-200 day moving average. As in TNB case, its currently below the averages. Possible going down further, but probably not as much.

As always, the blue chip market is controlled by the fund managers and the price, either upside or downside, will be determined by them.
With the overall market being weak (understatement) then the opportunities for them to lower the prices of stocks is fairly straight forward and there is nothing the retailers can do about that.

What the long term retailer investor CAN do is join in and take advantage of the lower prices for future gains.

You can either choose to join into the blue chip game or move on and play the mid cap and lower market stocks. One thing is for sure, you will never beat the fund managers but you can join them to buy and hold for dividends and capital gains.
