Yes, hope MKland can declare at least 2 sen final dividend, which will give rise to more than 5.5% yield, maintaining as one of the highest yield stock
Based on MKland strong balance sheet, it should be able continue to payout dividend. Recent, advertisement also show MKland have successfully launched affordable suasana service apartment in Damasara Damai.
Now, still waiting to be rewarded with at least 2 sen final dividend
Final dividend cut off due to cash flow constraint...Management might reserve cash instead of paying final dividend to brace for property slowdown which will hit next year's earnings...brace for hard landing soon...
Does anybody here know how to count Mkland's RNAV? Publicinvest tagged 1.56 for its RNAV but I 've done my full calculation on its total landbank found out it worths more than 1.56...it is close to 2.00 if u count all the surplus from its revise net value of its prime landbank in Damansara Perdana n Damansara Damai sg buloh land...pls do a full analysis on it....Damansara perdana land I believe was acquired at very low cheap cost at around 200-250 mil long long time ago...Nowadays its remaining 160 acres is worth at least 1.4 billion n we haven't include Damansara Damai yet...So u can see a gigantic upward revise in value here...Maybe its RNAV is worth above 2.00 which i m still curious to find out...We need to ask Mustapha on the coming AGM meeting or ask an accountant to really count it in detail...I believe Publicinvest calculation is wrong n misleading...
anyway i had no idea about the background of both Nemesis n hng33 . So dont know their knowledge on stock market. I think i will just look see look see only. If any one want to form a small shareholder group i will try to support. Happy trading
if he really wanna privatise Mkland due to its undervaluation n underperformance of its share price I believe all of us are on the losing side...most companies will offer price based on current earnings and below fair value n not based on Book value or RNAV....since it is rich in asset I believe MK will definitely take Mkland private for his own benefits sooner or later...if he offer u 0.45 will u take it for example?
my 1 sen worth. Lots of landbank will also be a drag on balance sheet if not well managed. Look at how Mahsing perform with minimal landbank? MKland looks ripe to be piratized BUT with expected soft market Boss will not be so stupid to do it now. He will let the public carry the burden of uncertainity until he sees clear sky ahead to do it. if boss want to piratises he will keep stock price low for about 1 to 2 years while accumulating in third party accounts. Then boss will give " attractive offer " 25% above "prevailing market price". Going by whats is allow to happen by SC don't be so bullish u get durian runtoh. Minority shareholders r just minor irritant to be sacrifice for common buaya dinner. Final thought, very low valuation stock with lots of potential but no strong leadership to achieve greatness.
We will wait till Friday...If still no declaration of dividend then it is understood they wanna retain cash for future working capital n to brace for worse than expected property mkt slump...
Mkland have very strong balance sheet, in net cash position about 7sen/ share. If take into account upcoming land disposal to empire for 82m, it will further monetized its land into cash, then total mkland net cash hoard will surge double into 16sen/ share.
Mkland have also recently lauched affordable condo, suasana damai in damasara damai, starting price from 480k, gdv 400m.
I expect MKland will declare final dividend soon and as usual the final dividend if declare will need to seek shareholder approval in coming AGM. So far, MK land only declare interim dividend 1 sen for financial ending 30 June 2015....
If compared to last year financial ending 30 June 2014, MKLand declare 2 set of interim dividend each 1 sen and final dividend 2 sen, give rise to total 4 sen or about 75% payout of its last year net earning.
Therefore, assuming similar MKland adopt similar payout ratio of these year earning as dividend for financial ending 30 June 2015, then the total dividend will be 3 sen....1 sen interim and expected final 2 sen.
I just met a friend who stays in Damansara Perdana Semi d house, he told me something about Mkland background...he said tat the whole area of Damansara perdana till the hilltop was acquired by Emkay group during the 1970-1980 in few stages at a very low price from PKNS...Last time it was a deep forest occupied by orang asli till Emkay acquired the land and then injected damansara perdana landbank into its new listed subsidiary which is now Mkland bhd...in 40 yrs time DP landbank value has jumped more than 10 folds...hence the acquisition price could be lower than 150 mil at very cheap cost...RNAV could be more than 2.00...At 0.36 it is trading at dirt cheap discount to its RNAV of at least 2.00...If u apply 50% discount to its RNAV, then Mkland should worth at least 1.00 per share...the next catalyst will be more land sale to Empire Group to bring more bumper dividend to us...just take a look at Empire's development in DP u will be amazed by its huge robust development...it is Empire City...perfect creation...Its spillover effect will only make the remaining DP land more valuable soon...
I have check MKland annual report, the land disposal to Empire is not include in MKland list of land in annual report....it coincide and tally with management source that the land is not in its record landbank....or is consider extra or surplus land carry at NOT COST.
This is because, the land going to dispose to Empire is adjacent and enclave with Empire current development and the land have high deep slope, difficult to access, therefore it NOT accounted as develop-able net landbank. Thus, the disposal at RM 82m can be consider all gain to MKland.
So will tat 82 mil disposal gain resulted in 4 cent dividend per share again for 2016 just like in 2014 financial year? I believe it is possible...Anyway I have a strong feeling Mk will declare 2 sen final dividend by end of tis mth or beginning of Nov and go Ex by December...So far I 've seen In Damansara, Empire city is the biggest high rise development among others and with such stunning creation it will surely lift up mkland reputation n bring more value to MK's future development and tat includes Damansara Damai as well...So far Mkland is the only Developer with Net cash position besides L&G but the latter doesn't 've massive landbank like Mkland...If MK convert all its land into cash then Mk's cash in hand will rise to at least 2 billion versus L&G cash position of around 200 million only...both also roughly have the same amount of share outstanding though MK is slightly higher...Tat also we haven't count Mk's building assets in Langkawi (blue Lagoon), Taiping golf club, bukit merah n Belum resort n its high rise Menara Mustapha Kamal...It is clearly seen it is indeed very rich in asset but investors painted doom n gloom for tis counter due to its past fault n bad workmanship last time...For how long it will stay at steep undervalued?????? ........??????......???????
Mkland is one of the biggest beneficial of current ongoing MRT line 2, the improve infra and transportation will further increase attractiveness for Damasara Perdana and Damasara Damai as sought after location, increase its sellable housing project
hahaha, current management deliver good set of result, transform MKland from debt laden into net cash position (net cash 7sen/share, NTA 96sen) and reward shareholder last year with bumper dividend 4sen :D).
MKland still continue monetize its landbank with next pending RM 82m land disposal to Empire to be complete next, give rise to further cash booster of 8sen/share to MKland
If u divide 2 billion cash in hand by its total share outstanding u will come to 1.66 per share...and if u combine its building tangible asset then its RNAV of above 2.00...Mkland doesn't 've goodwill n intangible asset...In its balance sheet u will find tat all of its Non current asset are land n building assets...and u don't have to shoulder any of its debts n borrowing as it is in net cash position...Tis is my opinion I share with u, correct me if I m wrong...
Your assumption to convert all land into RM 2 billion is not 'realistic' in current share price, you only can tag it as intrinsic value and only given TIME, these intrinsic value = share price
It is however realizable fast either partly or fully if Mkland is privatize by major shareholder, or major shareholder divest its stake to other buyer, then these intrinsic value will be take into account and to be reflect (with some discount) in reaching take over price.
MKLAND has missed the property bullrun 3 yrs ago...Perhaps, the next expected property bullrun mkland could be the next Darling stock if it is still listed...patience is rewarding in the long run...
Hahaha, I have already said here that final dividend is highly possible and give my reason to support based on its strong balance sheet and assume 75% payout of its net profit. Please check my earlier comment and series of continues accumulation until today.
The dividend is just declare today, after 5 pm, tomorrow share price will response positively. Together with final dividend 2 sen and previous interim dividend 1 sen, total dividend is 3 sen, yield is near to 8%.... Mkland is Now one of the highest yield stock in the market.
In addition, MK land also proposed to share buyback, if executed, will further support share price performance
