Another favourable factor

if before 4 July 2024 Cash of Rm221 Millions for final sale of Bulugan land in then Tsh will report a nice 14 sen to 16 sen profit

Should sale be aborted then better still Tsh will see it's lands value jump from Rm16,500 an acre to over Rm200,000 an acre

no need to do anything at all

land prices all over East Kalimantan goes up effortlessly due to Ikn Nusantara boom

In June 2021 Klk offered to take Ijm plant private at Rm3.10

Ijm plant paid up shares

880,500,000

Lands: 188,248 acres

At cost of Rm3.10 takeover

the price per acre is Rm16,600 an acre

and Ikn Nusantara was officially started building in Feb 2022

so by now land prices are worth much more for those lands in kutai east

if Cpo drop to Rm3800 and Cost of production helped by fertilzer drop to Rm1800 then profit by percentage up even more

Palm oil companies got two long term favourable factors

1. palm oil is a cash crop
it is used as both food and biofuel

bio = life

it is oil from a living plant which need to be harvested every 2 weeks

unlike fossil fuel

fossil = dead

So palm oil cannot be stored long and must be harvested and sold for cash

Now that Palm oil cpo is over Rm3800 (cost Rm2000) the profits will be huge

and with such high profits all debts will be cleared fast

and with extra cash inflow palm oil cos can expand by buying more lands or give out cash as good dividends

2. palm oil assets are lands
and lands located in the direction of growth always go up in value over time

so when time is ripe

Development will cause palm oil lands to be repurposed into data center, sola farms, housing, industries and New Townships

that is why we buy and hold

Esp palm oil cos with good lands

they say

You don't wait to buy land
You buy land and wait

Same for palm oil cos with good landbanks

MkhOp lands 45,000 acres book value per acre only Rm14,000 is very cheap

location is north of Ikn Nusantara

West Kutai now Rm3 million to Rm4.2 millions per acre

In Kutai East lands prices also up at Rm300,000 to Rm500,000 an acre

when time is ripe when development arrives these lands will be repurposed as commercial or residential or
industrial use

So can buy and hold long term

meanwhile from operations there is good production of Ffb

so if got weakness just buy and hold

Both MkhOp and Tsh Resources will see great price appreciation for years to come just like Bplant which got gold mine lands

So big things are in store for Tsh

1. Tsh has 80,000 acres in Kutai West

Asking prices as high as Rm4.2 Millions per acre as people here are aware of this "Chosen Economic Zone" of the future

2. Kutai East
Tsh has about 14,000 acres
asking price Rm300,000 to Rm500,000 per acre

3. Bulugan (north Kalimantan )
Tsh got 13,333 acres left awaiting payment

per acre sold price Rm16,500
was Rm6,502 per acre book value(year 2022 AR)

if sale aborted better still as current price in Tanjong Selor (90km from Tanah Kuning Bulugan ) is already Rm180,000 per acre )

So Tsh lands in Tanah Kuning should have risen to Rm300k range as Tanah Kuning is where THE WORLD'S BIGGEST GREENTECH PARK IS LOCATED

(For comparison we see Ltat after taking Bplant private sold lands in Kulim Hi Tech park for Rm333k an acre (bplant book value was only Rm31k per acre )

so land prices are now rising with the Upcoming Boom in East Kalimantan
