Strong demand for Setia Alaman. SP Setia is in the midst of getting approvals to rezone Setia Alaman Industrial Park (GDV: MYR3.09b) for industrial use. The industrial park spans 399 acres, comprising of 35 plots of industrial land and six plots of commercial land. Some land parcels were recently transacted by logistics players at MYR140-160 psf, well exceeding management’s initial expectations. The attractive price is largely attributed to its strategic location and connectivity, linked to major highways like Jalan Meru and the North Klang Valley Expressway or NKVE. Other than the outright sale of industrial plots, SP Setia is also planning a JV for the co-development of certain plots.

With a gross development value (GDV) of RM50 million, the homes measure 52ft by 90ft each, with built-ups from 1,994 to 2,074 sq ft, and a three-bedroom, three-bathroom layouts. Maybank's 12 stocks to ride impending Johor-Singapore SEZ.
Developer SP setia,with 960 acres of land in JB alone,is on track to double its earnings this current FY2024 from prospective land sales.According to Maybank,SP Setia is enjoying higher prices as news flow on prospects of SEZ gathers pace and is poised to unlock gains of more than RM320 million.In addition,SP Setia is said to be in " advanced negotiations " with potential JV partners foe 16 acres of commercial land in Setia Alam and 307 acres of industrial land in Tanjung Kupang,filling up the pipeline for further land sales down the road.The Company is exploring a REIT to unlock value and lower gearing." This could serve as a vehicle to inject the group's mature assets in the future enabling capital recycling. We believe this could be a positive catalyst in the medium term," says Maybank,which has a "buy" call and RM1.66 target price.

SP Setia waiting for payment amounts to rm 620 million from 2 land disposals within Q2 reporting period.
We expect price will continue to move upwards.
1. On 19 June 2023, the Company’s indirect wholly-owned subsidiary, Petaling Garden Sdn Bhd
entered into three (3) inter-conditional sale and purchase agreements (“SPAs”) with the following
three (3) wholly-owned subsidiaries of Mah Sing Group Berhad to dispose of approximately 500
acres of freehold land situated in Mukim Beranang, Daerah Ulu Langat, Selangor for a sale
consideration of RM392,040,000.00:
The conditions precedent of the SPAs were met on 21st March 2024, but the legal completion of the
SPAs is pending full settlement of the sale consideration. The estimated timeframe for the legal
completion is by the 2nd quarter of 2024.
2. On 23 November 2023, the Company announced that Bandar Setia Alam Sdn Bhd (“BSA”), its direct
wholly-owned subsidiary, entered into a conditional sale and purchase agreement (“SPA”) with KSL
Bestari Sdn Bhd (“KSL Bestari”) to dispose of approximately 17.99 acres of freehold land in Mukim
of Bukit Raja, District of Petaling, Selangor for a cash consideration of RM228,800,000.00.
The conditions precedent of the SPAs were met on 18th April 2024, but the legal completion of the
SPA is pending full settlement of the sale consideration.

Suddenly all IBs gave buy call on SP Setia. I am more interested on industrial development at Setia Alaman (399 acres), next to Klang Sentral in the Klang Valley. Industrial land is now selling at rm 140 - 160 psf (or rm 6.5 million per acre). Also striking my mind is industrial development of 307 acres in Tanjung Kupang, beside 2nd Link Johor Baru. It should be sell at around rm 150 psf or rm 6.5 million per acre.
My Kampong Champion is now elevated to District Champion before promoted to State Champion very soon.
