If Ivory decide to cash out of their Penang World City(previously Bayan Mutiara) they can sell land at RM 1,300/sq ft(5.42 times original price)? This(land price) is base on latest Ewein purchase of Tanjung Sri Pinang land. If Ivory does sell 100% meaning their profit on land sale become RM 2.166 billion(effective 49% stake currently) which is about 12.8 times their current market capitalization.

1. Bank disbursement for funds for new homes not completed yet/ not hand over yet
2. Bank disbursement for ready completed hand over home or second hand homes

Otherwise you are wasting my time.

Buy low and sell high is right way to make money.
Compare to Penang based developers eg Ivory is very cheap at 37sen compare to Hunza Property RM 2.79, E&O RM 1.59, GOB 59sen, Farlim 50sen and others.

mightymouses is your so call make money from BTM buy at current price? E&O need to service their loan first before getting money from stp2 next 4-5 years. Like housebuyers do they pay you when they have yet to see the house built? In E&O case land yet in sight meaning few years(spending money) to reclaim land before can start to build any house.

Not everyone or company qualified for bank loan. The banks that give loan to Ivory must have assessed Ivory can pay back otherwise the banks will end up in bad debts or non-performing loan. Vast on Ivory bank loan is tied to buy land which has appreciated over time. Like individual who take up bank loan to buy property if house price going up we still can dispose for gain. Same thing for Ivory if they dispose land which they buy with loan they can reduce their bank loan by disposing their land for gain.

Perhaps retiree or jobless people not entitle for bank loan hence they say bank loan is bad.

Good QR(EPS 1.76sen). Now book construction sales(Penang World City) later can book property sales. Penang short of land so land price can only go up not down like share price. Mismatch in NTA and share price meaning good buy now. There is new substantial shareholder in Ivory meaning now Ivory very undervalued?

If want to buy Penang property I prefer Ivory(39sen compare E&O RM 1.77) with their great location Penang World City(near 2 Penang bridges) project. STP1(E&O) is near end stage while STP2 land yet to reclaim. Nowadays Tanjung Bungah(STP1) is not a nice place to stay due to heavy traffic jam along Tanjung Bungah road to compare 5 or 10 years ago perhaps may affect their E&O future STP2 project if traffic jam problems are not solved.
