That is why there is a school of investment stated after u had purchased a counter, u can close one eye and keep it in the safe though u have to be alerted and read the news everyday until the day there is no reason to hold the share anymore.

Asian Pac Holdings Bhd plans to launch its first township development in Labu, Negri Sembilan, in 2017, said its MD Datuk Mustapha Buang.
He said the township, located on a 400-acre (161.87ha) site, would be developed in phases over a period of up to 10 years.
“We are now finalising the plans for our Labu township project. We need to get the necessary approvals from the state government,” he told a news conference after Asian Pac AGM yesterday.
Mustapha said the township is located near Bandar Enstek and Bandar Ainsdale, which are the two new rising townships in Negri Sembilan.

Relax, BDI increases is due to the major operating fuel cost increases.
In fact from January 2019 till now, the fuel cost has been increased by 30%, but BDI index at that time still maintained at nearly historical low...

After scary and healthy revision of the Brent price, it seems that it has been stabilized. Actually. a healthy revision is also good for long term run towards USD 80 per barrel.

If u have time u can study over the history of the co, but that is time consuming. Nevertheless, the info might explain why the share price didn't move in the past; probably due to huge losses incurred for engaging in insurance biz and later on when the management got involved in property sector, it got turnaround, but the losses incurred earlier had caused the investor to leave this counter.
P/S:I still haven't completely study over the history of the co yet due to lacking of time.

Mr Mxx (main shareholder) hold 45% of the total shares ( after conversion of Iculs and warrant in Year 2023), so if he wants to privatize ( because of the huge assets hold by the co), he needs to buy more shares silently in the market.
In the words, if u can hold for long term, the possibility of the price to go upwards is very high since the company has retained earning of RM 700million and is still increasing as the co is profitable from the mall rental and car parks. At the same time and probability to go bankrupt is very small.

Anyway Investmemts do have risk, high risk high return. If u are not sure, u can invest in small amount. Not persons can guarantee u will make a gain in a investment. But if the priCE is extremely low, like in the case, no harm to try, at least u have give yourself a chance to try out:).

That is why I have mentioned that the trustworthiness of the boss of a company is primarily important for u to determine whether or not it is worthwhile to Invest in a company. Some company has high PE but still many investors like to buy in this type of company because the boss is trustable.
Anyway, do u has any info regarding the trustworthiness of Mr Mxx(main shareholder). Any people do have close friends with this main shareholder about his credibility (I.e not shifting away the profit to other companies)?

From Kajang to Bangi, the distance is 9.1km, if MKH is benefited from ECRL(a station at Bangi), then I would say Labu is also benefited if it has a station at Nilai.

For 9.8km distance, if you take Grab to the station, I think It cost around RM 10 and take about 10 mins to drive.

Actually the distance between Labu and Nilai is 9.80KM (google map), not far away.
If there is a railway station, sure it will affect the land price in the surrounding.

So it is critical to buy below RM0.20. RM0.20 and below will consider to be quite safe unless the co goes liquidated (though it is quite unlikely as they have retained earning of RM 700 million and the co is profitable every quarter).

The ICULS is entitled to 3% interest rate p.a. which is roughly equal to monthly fixed interest rate but it is unsecured loan which mean the par value RM 1 pf ICULS will not be guaranteed. The question is why the main shareholder willing to loan the company and facing the risk of the ICULS value going down instead of just putting in the bank as a fixed deposit..?

Since the current market share price for the ordinary shares is below RM0.20, the main shareholders is making a loss here (hold about 64% of ICULS). Therefore, it will be a wise move to buy in as the cost of your investment is below the main shareholder (for this ICULS subcription).

Another thing I didn't get it is that since the market price of Asiapac now is below RM0.20 (RM 0.14 precisely), Isn't the original subscriber of the the ICULS who subscribed at RM 1 (One convert to 5 ordinary shares, i.e. cost of ordinary share = RM 1/5 =RM 0.20 per share) will lose as the market price of the ordinary share is RM 0.14?
Assuming one ICULS price now is RM 0.75. If one buy in this ICULS, then he can convert this one ICULS to 5 ordinary shares, the cost of this one ordinary share is RM 0.75/5= RM 0.15 per ordinary share. If he doesn't want to convert this ICULS, he (who bought at RM 0.75 per ICULS) will enjoy 3/750= 4% interest. Am I right? If it is correct, then buy in ICULS now is also not bad idea.

It is time to discuss this ICUL here. This ICUL gives 3% interest and to be converted to ordinary shares with the ratio 1 to 10. Once converted. the cost of the ordinary share Is RM 0.10 per share which may explain why the recent share prices movement are between RM 0.10 to RM 0.20.

If u scare, u can try to buy in 50lots, that cost about RM 7000. Then u put in your safe. Worst come to worst, you will only lose this amount, though the possibility is quite low..but if it is going upwards in a few years later, then u will earn x times profit.

Look, Asiapac has a good biz but only one thing you need to consider seriously. It is the trustworthiness of the management. If the management is trustable, then it is investible.
There is no point to consider this company if the management is bad even the company has ample and precious land and building
If the management is trustable, then u can put in some funds to invest in mid to long term. You have to wait for HSR high speed rail project to materialize. Now, the HSR high speed rail is inevitable and this project MUST MATERIALIZE. So, u strategy is to buy and hold as the price is so low already, provided the management is trustable.

If u pocket is deep enough, then collect this counter and waiting for the HSR high speed rail project to resume, the project has been delayed to Year 2020. Labu has a station whereby Asiapac has 400 acres there for development. As I say, it is an investment, there is a risk if the HSR project is abandoned. But you see, the ECRL has resumed, it is high possibility that HSR will resume also.

After looking though its Annual Report, I found out that this is an old and stable company. It was listed in Year 1963. It is a low profile company with huge assets. The par value of the share is RM0.20 (Company Act 1965), ICUL coversion price is 1 to 5 ordinary shares, i.e cost = RM 0.20, Warrant conversion price is RM 0.25 per share. So, in my honest opinion, if u buy below RM 0.20, u are considered safe.
It is a good company just the share price is undervalued, mostly because it is a low profile company with no dividend payout causing investors to leave this counter.
If u can hold long, then u will be rewarded and it has a high chance to go privatization(imho) and the price shall be RM 0.20 per share at least.

Assume EPS per quarter is RM 0.28, therefore expected PE=11.2 is quite fair enough from the operating income(Some investors including revaluation reserve to calculate EPS, for me it is not quite right) So, the share price RM 0.13 per share is OK, BUT NOT CHEAP, Unless there is special news.
Looking ahead, to increase its profit in future is the mgt primary goal. However, the property sector is stagnant now and the rental income/parking lots are quite fixed (in fact there is a risk of tenants being moving out), this counter is only suitable for long-term investment. One point need to point out is that most of the retaining earning comprising of revaluation reserve from the building/land, NOT FROM THE OPERATING INCOME.
However, if u invest in this company, it has a huge pile of fixed assets backing+fixed recurring rental income, it will be hold the share price at certain level (RM0.13) very strongly.
