Beautiful uncle Koon......with CPO having the leverage on current draught price....I wonder what are the contributing factor of growth apart from that. Malaysia has been the largest exporter and 2nd largest producer of CPO but I see the cheering is when CPO price goes up but we are betting base on long term and not short term however CPO price goes up and down. How often and when CPO price rises is also not certain.
My only conclusion at this point is
1. Many forestry business is hedging with. Palm oil
2. Malaysia export almost all our PO
3. If 1 and 2 is true as we move forward, the market demand is still growing . Question is what is the real demand since Indonesian export is stalling with biodiesel demand
So in short subscribe to CPO for long term, base on export increase from Malaysia esp on those 3 points and not the fluctuation of price. Fluctuation of price are for punters and traders and it's not methododical way to play this stock.

Watch for OPR to increase in June.....
OPR increase in June! oil inflation! material inflation........less potential property buyers? but hse buyers will only service their full loan when property is ready (in most cases avg 3 years) while it's not, they only service interest base on disbursement......not unless u have DIBS which ended last year. So if people are awaiting for property price to drop, think of these fact first
1) has petrol price drop?
2) if petrol price did not drop, will transportation cost drop.
3) if transportation does not drop, will material transportion drop?
4) if building material does not drop and compounded by transportation cost, will property price drop?
5) if property material use to be hedge over a project, will it be hedge longer or shorter now? Answer. I believe they will hedge a little longer because GST is coming
6) for a hedge of material which is longer, will they be reducing the property price?
Now coming back to our property price amongst Asian desired countries( Singapore, Hongkong, Japan) UK and Australia.....if we choose base on capitals city or prime state eg KL, Singapore, Tokyo, Melbourne, London, ......the most desired may be London because it's central trading hub and connects widely globally, but for decentralize, Melbourne CBD may look very desired as it's close to many central businesses, university, lifestyle and importantly low vacant properties whereas Singapore is viewed as a Asian hub for businesses. With globalize world, borders are something of the past. Borders are only demarcated by requirement of visa or no visa (in most commonwealth countries)
If we view KL, Iskandar, Penang, Sabah, Sarawak and. Indonesia as an extension of Singapore as it truly is today......especially Iskandar, Melaka, Binatang island etc! we suddenly see a greater value in the Johor, Singapore border. We are past the point of discussing property price in Singapore and the only thing forward is the integrating the border. Some may think integrating a border mean relaxing border checks but inmy context here is having more seamless cross border transportation and value proposition. As we know, the talks of high speed rail by YTL from Singapore to KL to even Penang may be a reality, Singapore has exhausted all avenue of further property and entertainment expansion. There is only so much Singapore can offer now. Remember I use to write about JV in businesses and how it helps to cut on asset and capex by leveraging on partners for the right strength, this may be an avenue for Singapore to expand. They are already doing this with the JV between Temasek and Khazanah in Iskandar region and companies setup like PIV on their many collaboration to come on property development and construction to raise a value in Iskandar for mutual benefit (We will leave the honoring of collaboration between Singapore and Malaysia in another topic)
The question is not whether or when, since collaboration like this is already on going and buying of properties by Singaporean citizens are in abundance. For the value of luxury condominiums, Singaporean are only able to buy HDB flats and for the richer ones, may own more than one property in Malaysia and in other parts of the world especially London. If this is already a fact and Malaysia has already a MOU to attract more Singaporean buyers, after all development means improved valuation to our country. Singaporeans are not the only ones buying and the list includes Chinese, Taiwanese, and Hongky. As long as this is ongoing with everyone and anyone looking to hedge value thru property and assets, our valuation will continue to expand and the price of property will continue to increase.
