sean08...i have earlier & including this post said about interest. I assumed 85% break even for new malls...After reading the link in detailed...The Chairman claimed critical mass (break even) at 80%. Well good for us......

bullrun18...cost to maintain e.g. interest, electricity is the same even though the occupancy is 100% or 80%. Simplistic way to average down from the Net Profit by a constant e.g. 90% is grossly erroneous....john888, I am very happy for your 8 yr old son....

at 90%...Imago Mall maybe break even....at 85%, could lose money....Basing on report on 6% Net Yield of RM850m.....Assuming net Yield is calculated on 95% Occupancy....

do not buy till the Mar YTD '15 is announced. NP will still be bad, pick up cheap. Imago occupancy as at Mar is about 85%. Maybe can break even. You can only see positive improvement for next MarFYE'16.

Hopefully in between, revaluation of the NTA.

John888...absolutely on the mark...Imago's contribution can only be realized from April on wards....OSK interest is of a surprised, I am sure OSK will follow up TP for FYE Mar 16...

need to look forward to FYE Mar 2016...It is still a good buy..At least OSK-RHB has shown interest by covering with TP 0.30 for FYE Mar 15...With Imago Mall fully occupied, the next FYE would be fantastic....

that's not good news....If future is good I would hold on regardless if I was "sacked"....

the Mar Qtr will be out May...Initial opening for Imago was Dec'13. It was delayed for 3 months...The bridging finance interest for these 3 months will hurt the Qtr profits...

Imago is only 80% occupied. Do not expect much profits...May just break even Imago operation.

the next Qtr will also be very weak...So will have to wait for next FY, by then the Fed interest rate may kick in...Not too good short term.
