bjcorp will have hope to reach its NTA only if it is able to show improvement in every quarter earnings. my guess if you have to wait for god knows how long for price to move up, might as well put your money in FD and earn 3.xx% interest. so much better than the current dividend yield bjcorp is paying. always look for companies that pays more than FD/ Bond rates, because that is an opportunity cost forgone for taking extra risk. simple logic.

6% dividends have already been accounted for inside the share price. if u consider dividends as business value, you can invest. However, in my opinion, dividends are not real business value and it can be withdrawn anytime when the company is not performing well. risky.

Thats not true...warren buffet buys good companies which are fairly priced or even better undervalued, never overvalued. Valuation is individualistic, some may value it higher, some may value it lower. there is no right or wrong. Cheers :)

before investing, ask yourself if you can afford to see your portfolio shrink down by 50% in times of crisis and bad press. as long as you have a good company in hand there is no need to worry about. there is no formula for human behaviour. just let it be.

overall market dip due to oil price hike. more so we should invest in equity stocks to fight inflation. Cost will eventually by pass on to consumers sooner or later. while salary will remain the same.

Using DCF 6%-8%, Fair value range about 1.60-1.70 this rate is very conservative and could be worth more based on individual preference.

oldtown has been very overvalued for long time.
now it is reasonable to drop close to their fair value.

Word of advise to Long term investors,

Do not invest in companies that do not believe in generating value for their shareholders.
ROE, FCF and Net margins are important tools.

Disposing off land, inflating goodwill & intangibles, negative FCF, issuing shares (more debts) are signs of red flags of company in distress.

This company still have a long way to go before it reaches berjaya level.

It will be wiser to invest in BJfood, or BJauto instead. Although it is overvalued, rest assure you can sleep well at night without checking the share prices everyday.

P.s it is just my opinion, everyone is allowed to have freedom of speech.

like i said again, you can make tonnes of money gambling if you know how to gamble. and my advise only applies to small time investors who want to invest in quality companies that has a stable earnings, FCF and lastly, a healthy balance sheet. rest assure, you can sleep better at night when the market crashes tomorrow.

I am no professor, just highlighting the fact that share prices mean nothing no matter how asset rich the company is. when a company is not earning enough FCF to cover their expenses, they will take loan from bank, increase liability, and chew away asset value slowly.

This company has good potential, but no matter how good it is, if it is poorly managed, it will eventually die of slow death.

P.S, my advise only apply to long term investors.

IF you want a "get rich quick solution", by all means u can buy this share. just make sure you don't hang dry when everybody have left the field. then who will be kicking the ball?

this is a classic dingdong company. if u look net margin earnings for past 10 years, u can see unusual fluctuations in margin, suddenly shoot up to 17% den negative margin, den up again... if you study accounts or work as accountant, u know that it is easy to manipulate the books. if next quarter, show a shoot up in net margins, i wont be surprise. coz ppl always react to short term earnings and trends of company. that is how they can manipulate share prices. so called "goreng".

When somebody is giving u big tips, think again why, because they need ur help to churn the market. If u have no intention of holding a stock for a year, that, my friend is not investing. It's called gambling. A company with good substance do not need publicity. Yes u can make money, but pls don't use this forum to goreng. Very unethical. If u are fearful about what I said, that is because u are afraid ppl will not hop on ur train anymore. So where's the fun of gambling without any ppl?
