i foresee investment banks gonna write up on this counter...just to shore up the price...in preparation for an imminent rights issue.
Remember last time during Apr'14 when TheEdge wrote an article on GOB about Batu Kawan? The price went up the roof. Then, it fell sharply and consolidated for a few months at about RM1.00 and slowly edge up to RM1.04 ...right until now.

@ kukuman, i am not a KLIte. but from what i know about Bukit Rimau is that it is catered to a niche market segment. Things that run along this line: lush greeneries, premium landscaping,spacious well build bungalow houses, quiet upscale neighborhood and may not cater so much to the crowd from Kota Kemuning...it is just different market segment attached to different address.

the recent increase in BLR should not affect this counter - as most DaMein sales have been locked in. But as usual., the counter will take a pounding from this interest rate hike.

After the rights issue, this will virtually eliminate the gearing in this company. Both of its crown jewels being:
(1): Batu Kawan ----> can be financed wholly via operating cash flows,
(2): DaMen ----> almost sold out
does not exert much financial commitment on GOB.
This frees GOB to undertake future expansion. GOB is likely to benefit from its connection to Malton by virtue of getting hold of strategic landbank.

my main concern for this counter is that the best, most profitable projects are not kept for maximise shareholders value. The shareholders kind of like get the leftovers, the crumbs.

well...even if Desmond Lim undertakes highly profitable property developments under his own private capacity, he still needs the construction resources at Malton to build things up. Malton will still stand to gain in terms of being a contractor.

last quarter's EPS is quite high because of the once off disposal of the parking lot. This is categorised as an extraordinary item and not within the normal operating context.

HoHup going down? That is weird...TheEdge (19th May 2014) report is painting a good rosy picture about HoHup. All the contributions from Pavilion 2 is as good as profit for HoHup.

if Icon8888 (the real deal) is right about DaMen being 95% sold, then, we will see an increase in sales revenue staggered across FY14, FY15 and FY16. There will not be one big shot in the arm - because property construction sector uses progressive billings to match the construction cost against the sales revenue. The architect certificate of completion is KING here.
All the construction costs are capitalised as part of property development costs - being carried as an asset in the balance sheet. Thereafter, as the construction progresses and each stage of the construction is certified by the architect certificate of completion, the asset "property development cost" is progressively amortised (carried over) to the P&L and then matched against the progress billings revenue.
The thing to look out for is the impairment to the property development cost. If this happens, this means the project is not well received and is a REAL concern to investors. But this is highly unlikely for DaMen as this is supposedly 95% sold.

Malton dropping to RM0.80? Highly unlikely. Small cap property counters witnessed a steep correction (i.e.; GOB & Tambun Indah) early this month. However, Malton hardly bulge, keeping firmly to RM0.98 to RM1.03 region.

Recently, i flew from PG to KL to PG using MAS domestic
the entire safety briefings are rolled out via the video
innovative, this way - they can free up the time of flight steward/ stewardess
not bad until i notice.....
the entire safety briefing is in Bahasa Malaysia
well..what about those Ang Mohs (foreigners)?
they look at me…and I look at them…
this fiasco just show something is wrong with the people dimension (i.e.; the employees)
I rather invest in some other counters whereby the people / company is in the business of making monies…
and not in the business of asking for bail outs.

hehehe.....but then, MAS union is wayy to strong to detest this "takeover".
Think about the AirAsia and MAS share swap. The union can request for an open audience with PM Najib to call it off. What is stopping them this time?

@ baiyuensheng; if not mistaken, the no dividend history is attributabe to the previous management under Equine Capital. I may be wrong...but if you look at the nearest proxy that is Malton - Malton declares dividend yearly - albeit not much
