The slowdown for property is well known, and the price of all property companies have reflected it. Valuation also revert to more attractive level, so the "exceptionally attractive companies" list is growing........

It is true that property transaction is slower currently cause by lower speculation and wait n see attitude. Think logically, the reduction of speculators is good for the sector growth in the long term. Also, we always want to get the best value for our money, so wait for big property sales (well, this may happen to oversupply places where nothing is growing), and everyone have the dream to own a piece of property in land limited Penang, so can we logically expect big drop in prices?

Good exposure for the limited educational stocks. This has product (pre, primary and secondary) and geographical diversification (Indonesia, Vietnam,....), and focus on e-learning, which is the right business to be in to grow the young generation to ready for the new competitive world. At early stage of growth, more expenses need to be incurred, and that's logical for a growing company....

Small and well run company with exposure to Penang's growing MNCs and infrastructure build-up. Need not to focus on construction or technology company only to have exposure there.......PROPERTY is the theme for that loveable state.

fundamentally, strong balance sheet (net cash) led to ability to bid for more educational projects, and more importantly, its profitability is growing, while valuation will be more attractive......

direct exposure to the education sector, especially when STEM (science, technology, engineering and mathematics) is the focus.

Fairly speaking, historically, how many IPP's have build up asset steadily and manage it well from thereon....hiccups and mistakes operationally is expected, but it is professionally managed, that shows professionalism......

well run IPP and the country need more power for its steady 5% growth. Surely, no premium should be accorded, but at least have some confident on its resilient and transparent profitability, which matters most.
