Save your breath la... cos just like Chinese's saying: grandpa's reason is correct n grandma's reason is not wrong either... Just put a blanket ban on all the kids of the decision makers in our education policy to go overseas and local private schools, i.e they can only attend govn school n local govn universities ... postgraduate ok la if being offered by selected top 10 U in overseas !!!

Av land area per terrace lot ~1500 ft2... say selangor land @ $150/ft2 n NS land is $75/ft2(after infra) add land cost only 112,500.00 - house price difference???
Co margin <30% if compare to grossly marked up selling price ... cost 300k@30% margin=90k/revenue 600k=15% ...actual margin 50%! besides lot of unsold units parked in inhouse estate agent etc - revenue not recognised !!!

The increase is not proportional... the average price of similar size of properties in selangor is 3 times more than Negeri sembilan...construction cost is the same... how to explain- land cost??? hahaha ... bubble formed when profit margin > 30% !!!
