Based on above, UOBKH could easily derive the basis for MPHB as fair and reasonable due to low liquidity in past 10 yrs but MPHB Board decided to seek extension.. I wanted to believe the Board members are trying to negotiate a better price.

All should be attracted to it's undeniably deep value landbank. Surin have ample time to privatise when COVID, share dropped to 0.50+ (+ before disposal of insurance arm), but he choose to take action now, precisely when government hype up on SEZ and investments in data centres and renewable energy.
All good vibes lining up for MPHB story, the share price should be easily at RM2.4 if it's not manipulated by Surin.

Bro Sslee, Pengerang is in plan to be gazetted as special economic zone. Q1FY24 we saw a huge RM54mil spent in a quarter which likely conversion of Pengerang to industrial title, if conversion not probable, their accountant would not dare to capitalise in their book.
Surin has planned it since beginning with his cronies accumulating shares every year. At price of RM1.70 now is only to buy out the rights of Pengerang from shareholder, technically he gets remaining lands and hotels for free.
Surin wanted to try his luck with this shitty proposal, and we will see how other major institutional, private fund will response after holding the lacklustre performance shares for 10 years awaiting for this exact moment.

Latest Q1FY14 increased RM54M in non-current investment properties. Most likely capitalisation for applications of Pengerang agricultural into industrial land.

Many years back it was force acquired by government at RM8psf, inflation etc now it should easily be more than RM12. Once pengerang gazetted, FDI can easily apply to rezone as industrial land.

FY2022, MPHB appointed a new NED with extensive background in land and legal contract. Since then I were hopeful this appointment is getting ready for something really really big.
