1.Why focus on daily price movement when Bukit Jalil City has a bright future?
2.Bukit Jalil itself is a upcoming township with growing population, the mall will not only serve bukit Jalil residents but nearby township like Puchong
3. Tenancy rate at 90% to 100% will bring good profit. I am not worry about footfall over the short term if the mall provide good offering. Footfall will grow itself.

In 2017, Sunway Pyramid is earning RM229.6m, Mid Valley is earning RM277.9m. If Malton's Pavilion Bukit Jalil occupancy rate is in line with the comparison, it will be earning somewhere close to RM250m.

Look at past year result, the company is doing good anyway. The success of the shopping mall will be key value driver for the future.

When Malton post increasing earning from property and construction segment last year, the market reward the share with price close to book. Fast forward to today, is it worth less when the shopping mall is in level 3 construction and the company sales is well received by the market?

While it is 37% owned by the largest shareholder, it is also 63% owned by "other" shareholder. Can an activist/institution shareholder build a large enough position to get a board representation to ensure the success of Pavilion 2? This will be an interesting point to be noted.

My thought: the higher the volume traded from small hand to big hand,the stronger the subsequent rally at later phase. This is due to 1.less stock will be selling at big discount to book 2.Institution/activist that have a big enough position will ensure the success of Pavilion Bukit Jalil shopping mall.

Well, it do have risk of its own but I am judging it from pure going concern basis as well as takeover candidate. With a high shares free float on the market, institution/activist can easily build a big position without moving the share price.

My thoughts: if the partial stake sale of Pavilion Bukit Jalil to Canada Pension Fund materialise, it will expedite the progress of the shopping mall and the value of the shopping mall will be reflected in the market price.

uptrending, the said land in item 1 is not found in annual report,for TTDI project, the company had invested RM39.05m in the JV company, so in worst case scenario, it would be a loss of RM39m but the bukit jalil project will not be affected.

When the mall is complete, you can benefit from 1. the earning from shopping mall, 2. PE expansion since market will pay a higher PE for a recurring revenue, 3.inflation adjusted rental revision from shopping mall rental

Even at pre election level RM1.2, it is selling at "only" PE6, this did not even take into account the potential from Pavilion Bukit Jalil, the mega shopping mall which is on par with Mid Valley and Sunway Pyramid

From 2017 annual report, you can see that they have construction orderbook of RM859m and RM1 billion unbilled sales from property segment

In the past pavilion is only in design stage, now they are in construction stage, do you think pass valuation still valid? You need to also factor in the strong unbilled sales and order book from property and construction segment

sjy88, you are very smart when you focus on the mall while the market ignore it. As of now, no concrete plan has laid out yet but you should remember that it is 100% owned by Malton currently.

When the shopping mall are close to completion, the market will value it more like a shopping mall operator instead of a property developer. If you panic sell when the share go down, you should be mindful that you are giving away your shopping mall for free.

If it is acquired, it is going to be in arm's length transaction. Just look at valuation of Mid Valley and Sunway Pyramid. It is definitely worth a lot more when shopping mall completed.

pavillion bukit jalil is still overlooked by the market. With 1.8m NLA, it is comparable against Mid Valley, Sunway Pyramid. Just look at market cap currently, and take a look at valuation at the two mall.
