Note 1:

For the current quarter and year-to-date period ended 31 March 2024, the Group reported revenue of RM16.88 million and RM54.06 million respectively. Among these RM54.06 million, 99.31% was generated by the Hong Kong subsidiary, which primarily engages in the sales of watches. Malaysia operation which focusing on electronics & system integration operation, contributed RM0.12 million for the current quarter and RM0.37 million for year-to-date ended 31 March 2024.

For the current quarter and year-to-date period ended 31 March 2024, the Group incurred a loss before tax of RM2.16 million and RM5.00 million, respectively. The higher losses for the period ended 31 March 2024 primarily due to increased operating expenses resulting from accounting adjustment, particularly the recognition of an unrealised loss of RM2.13 million on outstanding debts owed to creditors. In addition, finance cost amounting to RM0.97 million mainly from third parties borrowing, have further increased overall loss
impact on the Group's financial performance.

Note 2:

The Group experienced a significant increase in revenue, rising from from RM6.96 million to RM16.88 million, reflecting a growth of RM9.92 million or 142%. This growth was primarily attributed to improved sales from watch operation. The Group recorded a slightly higher loss before tax of RM2.16 million compared to RM2.11 million in the preceding quarter mainly due to a decrease in profit contribution from associate, which amounted to RM0.01 million for the current quarter as compared to RM0.09 million in preceding
quarter.

Note 3: Prospects

The Group anticipates that its performance for the financial year ending 30 June 2024 will be satisfactory in view of the improved sales performance in the watches trading segment. The Group will continue to focus on improving its e-commerce platform to deliver better user experience and increase customer satisfaction.

The Group intends to penetrate into new markets by establishing Halal Food & Beverage restaurants and Halal Convenience Stores in Hong Kong. Addtionally, the Group has entered into a Project Management Contract to serve as the Project Management Company for the proposed development of hotel and golf course in Pulau Langkawi. The Board believes that these business will generate positive cash flow for the Group and contribute to enhancing shareholders' value.

The Group’s revenue of RM7.3 million for the current quarter ended 31 March 2024 was lower than the

The Group reported a profit before zakat and taxation (“PBZT”) of RM4.8 million in the current quarter under review compared to a PBZT of RM2.3 million in the corresponding quarter of FY2023. In the same month, the Group also attained a Delivery Phase (Early Works) contract from the Australian

Department of Defence, valued at RM11.04 million. This recent achievement further bolsters our Group's involvement in the design and construct infrastructure project to redevelop military facilities at the Royal Malaysian Air Force (RMAF) Base Butterworth, Penang. Consequently, the cumulative value of contracts secured by the Group for the RMAF project now stands at RM23.34 million.

Currently, our order book stands at approximately RM1.10 billion, with RM117 million consists of internal development projects. We are actively pursuing new construction opportunities through tendering processes in both the private and government sectors, with a combined value of RM4.8 billion.

The proposed PP has been approved by EGM... Later, the company needs to determine an issue price for the PP shares.... It will depend on insiders / management of the company to set it at around 5.5 sen or higher....

What is my justification??
A director sold 20,000,000 of shares just @5 sen.
In addition Maju Offshore sold 100,000,000 shares @4 sen only.
NTA is merely @ 2.2 sen only.
Four years in losses..

The right price before consolidation I expect only around 2.5 sen to 4.5 sen sahaja.

The price is stabilising @5.5 sen - 6.5 sen.

Wait for them to goreng... Maybe the probable causes are:

1. QR announcement at the end of this month (As expected, the latest QR show us a better result), or

2. Company intention to set the price of shares for their proposed PP (for this cause, the time is nearer as the BURSA already resolved to approve the listing of and quotation for up to 180,306,505 new Kanger Shares to be issued pursuant to the Proposed Private Placement, subject to some conditions to be followed by Kanger, and the illustrative issue price of the Placement Shares is assumed at RM0.055 per Placement Share), or

3. Any other positive development..

Land = GDV – ((Construction + Fees) + Profit)
8.5 mil = 46 mil - ( (36 mil) + 1.5 mil)
Yes, by theory the profit margin is too slim.

But, the GDV calculated based on current property sales price and recent transaction in the area. The construction is envisaged to commence during the first quarter of 2025 after obtaining the approved development order for the commercial components of the Lands. The project also will take times to a completion.

Hope that at the time of project completion, the said properties valuation could increase and the company can sell it with a better price and with a better margin. TAYOR

Answer for question no. 2:

As specified in the company announcement, the contruction cost will be RM36 mil.
I think it's not include the acquisition cost of the lands.

If we refer to the meaning of construction cost, it stated that: "Construction costs (sometimes called “hard costs”) are costs associated with the contractor and anything the contractor purchases. In other words, these are the costs of labor and materials."

Furthermore if we read the company report, it stated that:
---- the total estimated all-in construction cost for the Ijok Development is envisaged to amount to approximately RM36.00 million. The building and infrastructure works mainly comprise of 14 units of 2-storey semi-detached shop, a 2-storey office, an electrical substation (double chamber) and sewage treatment plant, with an estimated built up area of approximately 95,000 square feet. The cost amounting to approximately RM36.00 million is inclusive of incidental expenses to be incurred with the building and infrastructure works such as professional consultancy fees for project planning, submission fees to authorities, as well as contingency costs to cater for fluctuations in construction material costs, overtime costs, and/ or costs due to variation in building plan design and architectural layout, civil, structural and mechanical and electrical works.
