I have An Investment Approach I which I would like to all.

 

Above is a Photo of G - RESIDENCE Actual Site taken at 2am in the wee hours of the morning.  Construction goes overtime till morning non-stop in Booming Iskandar.

Hi guys,

 

Since my last post on GSB's G RESIDENCE in Johor I have done further research. These are the facts gathered.

 

1) G RESIDENCE Is Among The Rare Developments that GO INTO OVERTIME in construction in Johor.

I visited G Residence at 12 midnight, 2 am and again at 4a.m.. To my surprise the whole place was lighted up & construction work goes into overtime.

 

2) Now the Structure for the Shoplots (22 Units) are almost completed. The Resident Condo Blocks at the rear have reached Level 6 (from Level 4) since my last visit there. 

 

3) G RESIDENCE'S SHOPS (NON-BUMI LOTS)  ARE ALL SOLD OUT (Except One Unit left)

The Remaining Unsold Bumi Lots Could be easily tenanted out as the Shops face the Very Busy Plentong Main Road.

Same goes for the remaining 30 over percent Unsold Condos. They could be tenanted out as Service Apartments as surrounding Area Is Hot Hot Boom Area.

 

4) GIANT SUPERMARKET IN PLENTONG COMMANDS  HIGHER RENTAL THAN GIANT SUPERMARKETS ELSEWHERE IN JOHOR.

 

A Check with the Food Court in GIANT PLENTONG revealed that a small food stall with only 10 feet wide inclusive of utilities is  tenanted over Rm6,000 a month. Per Square Feet it was Rm17.00 to Rm21.00. Much higher than GIANT SUPERMART IN PERLING OR LEISURE MALL Which are only tenanted for between Rm10.00  to Rm15.00 psf.

Since G RESIDENCE Shops are located within 3 minutes Walk to GIANT PLENTONG It should command very good rental.

 

5) WIDENING & EXPANSION OF JALAN PLENTONG SHOULD ELEVATE THE AMBIENCE OF G RESIDENCE.

Gentrification will create Greater Desirability & Ambience for G Residence as the Whole Place is now in transformation. So Value of G Residence goes up by the day.

 

6) WITH ALL ROUND BOOM - THE DEMAND FOR SAFE, AFFORDABLE HOUSING LIKE G RESIDENCE  WILL CONTINUE IN BOOMING ISKANDAR

Purchasing Power from Johoreans working in Singapore for 3 times Johor wages, Rise of Pengerang's RAPID, the attractive Rm450 psf price tag of G Residence being a "Bread & Butter" property the prospects of selling all units are bright. 

 

7) NOW IS THE TIME TO LOAD UP MORE GSB SHARES WHILE THE WORLD IS STILL UNAWARE & ASLEEP TO ITS UNIQUE EDGE.

For Condos about 70% Sold Out. For Commercial Shoplots Facing Main Road in Front all Sold Out (Except 1 non-bumi lots and bumi lots left)

The speeding up of Work Progress means faster release of Cash from Banks. When completed the unsold lots can be easily tenanted for good rental yield.

No matter how you look at it - GSB is on to a winning streak.

Its Salient Factors

Semi D Bungalows going at Rm2.5 millions each

2) Taman Ponderosa

2 Storey are Rm1 millions

Semi D at Rm1.7 millions

3) Taman Johor Jaya (fully built. No house for sale)

4) Permas Jaya (Fully built. No landed houses for sale. Only condo)

5) Taman Molek (Fully built. No landed houses for sale)
