are you sure 15min?? nowadays from jb custom across spore custom or vice versa are almost 15min, even without traffic jam, if peak time we are talking about hours. i highly doubt you go to jb almost everyday.

i know singaporeans feel jb property are super sale. but who gonna live in the property?? there is no such living demand in jb. go and see those 2015-2016 completed property there is less than 30% occupancy rate. and there is more units complete in 2017-2018. it will take maybe 8-10 years to fill those new coming units.

go buy jb develop blueprint, and do some simple population research, you will realise jb no such demand for current property supply.

do the research about population behind jb s'pore shenzhen and hongkong, transportation of jb/sg and sz/hk, currency policy of myr sgd hkd and rmb. you will realise that is like africa want to be second america. im not saying impossible just not during my living time.

why do people think company can "fake" about cash?? how cash in bank is fake/ non existing??
i dont understand how to "fake" cash in bank in an audited report. you can "cheat" the auditor(s) in many ways. but not on the cash in bank account. people have to know xingquan 99.9853% cash and cash equivalent is cash in bank, only 0.0147% is cash in hand.

to "fake" the cash in bank, you need to "pakat" with bank, auditors, accountants, ceo/cfo and a lot of people. which involved with lot of people and leave over footprint .

thousand of the ways to explain the existing of cash but no way to deny the existing of cash, the existing of cash in bank is undeniable.best example is no one can deny the existing of 2.6billion cash in bank and the best explanation is donation. you can explain but not deny

i wonder why people believed in a random guy with random photos rather audited report. people think a random guy is better than professional auditors?? "non-existent" cash in the audited report is the most hilarious joke i even heard. how can a cash in bank no existing?? bankers, accountants, auditors, CEO/CFO all are abang adik?? if people suspecting the account receivable or account payable or sales or whatever are fake or manipulated, that is sensible but cash is bank?? i dont get it at all.

RM2.4b (land sale) - RM480m (20% JV) - RM400m (liability) = RM1.52b / 670m shares = RM2.269. current price is RM1.37. that is like 40% discounted. that is only land sold to Greenland, haven't take in to account of other land banks and businesses. is it worth to buy??or the maths is wrong?
