@W1S3 end this way? Sound so serious. Eita used to be very quiet and peaceful before bonus issue, people threw its shares just because nobody goreng and not crowded anymore. Doesn't mean It's not a good company.

To answer your question it used to be like that.
However, now we focus on making operation cash flow as we reduce a lot of merchandise stock at store, improvement for cash collection from tenant and cost improvement through group synergies with AEONBIG.
Therefore, we pay dividends from those improvements.

Fundamental of Aeon is not that bad. Of the 28 stores in Malaysia, half of it are fully owned (the land and the building), another 10 are leased, and another 4, they own the building rent the land. Since 2015, the big borrowings was because they wanted to refurbish its existing malls and complete its new shopping mall. Start from 2019, they adopt new reporting standard that the rent expense is being capitalised instead of simply recognised as lease expenditure in income statement. That’s why we see a huge figure in lease liabilities, the present value of future lease payments and the right of use of assets, it’s a pair. As a hypermarket, net profit margin 2-3% is normal, Aeon is in the range, they need high volume and less margin. And obviously it has dropped from 2.7% to 0.6%. which business not being affected by pandemic other than gloves and healthcare sector though? In Malaysia, I agree Shopee and Lazada both have gained more market shares but sometimes you still would need to go Aeon for some necessities, fresh fruits and veggies etc. So far for middle class still go Aeon for grocery shopping, the targeted customer of Jaya Grocer, Aeon, Giant and NSK are totally different. Just the occupancy of its retail and its management need to be observed down the road.

Because everyone thought aeon big belongs to Aeon M BHD. And actually it’s not.

Japan’s AEON Co Ltd owns 51% of Bursa-listed AEON Co and 95.49% of AEON Big.

The remaining 4.51% in AEON Big is held by AEON South East Asia Sdn Bhd.
