We attach herewith the announcement made to The Stock Exchange of Hong Kong Limited ("The HKEx") on 14 May 2019 by Parkson Retail Group Limited ("PRGL"), a 54.97% owned subsidiary of the Company listed on The HKEx, pursuant to Rule 13.09 of the Rules Governing the Listing of Securities on The HKEx ("Listing Rules") and the Inside Information Provision (as defined in the Listing Rules) under Part XIVA of the Securities and Futures Ordinance (Cap 571 of the Laws of Hong Kong) in respect of the successful tender for a tenancy in Nanchang City, Jiangxi Province, the People’s Republic of China ("PRC").

PRGL had announced that on 13 May 2019, Jiangxi Parkson Zhongshan City Department Store Co., Ltd. ("Jiangxi Parkson"), an indirect wholly-owned subsidiary of PRGL, received a successful bidding notice from Nanchang Urban Rail Group Co., Ltd., which confirmed that Jiangxi Parkson won the bid in the tender for the tenancy of the buildings above Bayi Guan Station of Nanchang Rail Transit Line 1 in Nanchang City, Jiangxi Province, the PRC at a bidding price of approximately Rmb42 million (equivalent to approximately RM25.6 million) for the first year ("Tenancy").

The Tenancy, if materialised, may constitute a discloseable transaction for PRGL under Chapter 14 of the Listing Rules. PRGL will disclose subsequent development of the Tenancy in accordance with the Listing Rules and the actual circumstances in due course.

绿盛世国际是一家以海外房地产发展为主的上市公司。该公司在英国伦敦及澳洲悉尼和墨尔本都有产业发展项目。

截至2018年10月底的财年，绿盛世国际转亏为盈，首度取得3524万令吉净利。

其中该公司在末季从伦敦联营发展项目取得7007万令吉的净利。

伦敦发展项目完成并交屋给买家激励了盈利表现。伦敦项目在2018年的营业额达到比预期高的33亿令吉。该公司在2019年未入账营业额也达到66亿令吉。

绿盛世首季核心净利报3030万令吉，符合MIDF研究预测，并相信在本地联营计划和绿盛世国际(EWINT,5283,主板产业组)更高的贡献下，2019年全年盈利表现强劲。

截至2018年10月31日未入账销售纪录偏高，董事局预期2019至2020两财政年，集团可取得60亿令吉销售业绩。企业活动方面，集团2018年11月9日成功收购悉尼25个单位的公寓，扩展在该城市的重建产业事业，集团预期在2020财政年提出重建计划申请。

目前产业市场疲弱，提供集团扩展业务良机，特别是“兴建-出租”领域，加上前瞻性的融资模式，予集团可以同时推行几个同类型计划，不会对资产负债造成压力，基于这点，集团将寻求适当地点，以便在未来推行“兴建-出租”业务，进而达到多元化房产组合目标。

对绿盛世国际来说，2018财政年是一个充满挑战的年头，伦敦、悉尼和墨尔本的房产市场，比2017年疲弱。其中绿盛世国际（伦敦）销售价值5亿7300万英镑，这些销售使到累积销量增至108亿令吉，未入账销售增至66亿令吉，前期为58亿令吉。

（吉隆坡28日讯）市场看好金群利集团（MATRIX，5236，主板产业股）进驻印尼产业市场的后续表现，且高层承诺维持现有的派息率。

兴业投行研究分析员与高层会面了解后，认为投资者应该信心面对金群利集团近期的10%配售活动，以及在印尼雅加达北部的回教金融区发展项目。

“这项目标志着金群利集团进入稳健增长中的印尼产业项目。该国产业领域获庞大的人口扶持。”

上述项目位于雅加达北部的雅加达湾的Pantai Indah Kapuk（PIK）2区内，由印尼最大产业发展商安达集团与三林集团（Salim Group）联合发展，项目面积3.6公顷，交通连接该国首都多个区域。

该国发展的金融中心将在PIK 2区进行。整个回教金融中心占地12公顷，银行和保险办公处占地11.5公顷，而金群利集团负责其中的3.6公顷项目。

完成私配筹资

金群利集团获得的回教金融中心建设项目发展总值达5亿美元（20亿3900万令吉），分为两期进行。

首期是建设26层高的双峰塔，楼层面积达9万4000平方米，占地1.4公顷，发展总值2亿美元（8亿1600万令吉），赚幅介于40%至50%之间，料下半年启动。

获得这么庞大的项目后，金群利集团需要额外筹资进行，不过已通过私下配售完成集资，无需银行贷款。

兴业投行研究在报告指，该公司主席拿督莫哈末哈斯拉在会面解释，离岸美元贷款将让该公司暴露在汇率风险下，而印尼贷款则因利率过高加重融资成本。

2. Samchem revenue is almost RM1 billion, with 3 main market contributors: Malaysia 50%, Vietnam 35%, Indonesia 15%. Vietnam and Indonesia are both fast growing market with huge potential given their total population is 10x of Malaysia population. This is quite significant as the company would requires to grow and capture new market given that they represent established brand.

3. The rise in crude oil will drive up the sales price of chemicals distributed by Samchem . This will lead to higher revenue in FY18 in turn leads to higher profit. In latest quarter result, their net profit increase 62% from 5.01 million a year ago. Samchem expect its performance to be positive and driven by continued cost reduction measures, increase operational efficiency and growth in sales.

大眾投行分析員指出，對市場而言，這是一頁負面消息，但也正如之前預期般，東家集團為順利開展STP2項目，料將透過出售非核心資產籌集資金，亦或尋求更多戰略夥伴。

他續稱，東家集團目前淨負債率估計是0.6倍，在完成籌資計劃后，有望減少至0.15倍至0.39倍。MIDF研究分析員表示，由于東家集團可藉此達到節省利息的效果，股權被稀釋的影響料將減輕。「償還部份債務後，預計該集團每年可節省高達1050萬令吉的利息。」

同時，東家集團打算爭取主要股東的不可撤銷承諾書，以認購配額內及未被其他股東認購的附加股。

無論如何，分析員提醒：「雖然東家集團似乎為私下配股找到了認購者，但因為股權被稀釋，投資者將對該集團轉向謹慎。」

發股集資合理

儘管上述計劃將打擊投資者的情緒，但分析員普遍認為，東家集團通過發售新股為手上大型項目融資的做法合理，因此保持中和看法。

興業投行表示，以東家集團的股價水平計算及考量目前的市場情緒，預計該集團最終可籌得3億5000萬至4億令吉。

STP2項目預期的發展總值（GDV）超過170億令吉，歷時超過15年，The Conlay及ThePeak發展總值分別是9億令吉和2億8000萬令吉。
