I am highly optimistic with Datuk Ricky Wong knowing he is hardworking person. I believe his intention for SIS is to reward Bright staff who all these while never participate in company growth. Additional 15% shares in Esos should not be cause for worry as its only 15% dilution in earnings. Please note that additional 2 production lines and cost cutting measure will benefit company tremendously. Example, fair value of Bright is 1.00, at 15% dilution the new fair value is 0.85. Currently market price is 0.675. Therefore, there's 25% profit margin to achieve up to date. However, I appreciate feedback from my fellow friends here. Thank you.

Once SIS approve by boards, ESOS will be issued to qualify employees. The price of ESOS will be lower than market price. But the ESOS is not free, employees need to subscribe them before they are allowed to exercise them. There is no hidden agenda as mention by Piotoy. This is purely a form of motivation. I hope my explanation set aside any doubt. Thank you

As told by my friends, SIS will be offered to employees of Bright as form of motivation to them. This should be viewed as positive as the preformance of company will be tied to increasing price of Bright and employees able to exercise them shares for profit. Please correct me if i am wrong. I bought Bright today as advise by friends, Bright will see revenue increase due to 2 new production lines. I do know Datuk Ricky Wong, a young entrepreneur and philanthropist. He is hard working as far as I know. I don't know about rumour surrounding negative news as reported here. Thank you.

I just talked to Barry and he told me on some bad news regarding Imago Mall. Apparently, manager in site told him about grave delay in delivery of finishing material like flooring, lightings and fire equipments. This may affect handover to tenants and opening time. Hope things will workout. Just to share latest info. Thank you.

Thesteward, sorry for late reply here. As suggested by my remisier and friends, Hovid is my latest investment. I bought 200K worth of Hovid at 0.35. The main salient point that interest me is that Hovid is producing generic drugs pending expiry of property rights on selected drugs. Now, with high prices of drugs from western countries, Hovid is among few local company that can capture those huge export markets. I will update Hovid as time comes. Thank you.

You are most welcome samsoongyc. I feel its important to give correct information on the actually opening of Imago Mall. July is too soon for opening as finishing works is still on going. August also not viable as initial tenants probable still on going on their renovation works as Parkson will be the major tenant, usually they will take the longest renovation period. Thank you.

Good to know that ASiapac has gain many new investors. However, I would like to correct Psd57 comment that Imago Mall will be open in November 2014 not July 2014. Tenants were inform that they will start doing their renovation works in June 2014. Hope this latest infor useful to all. Thank you.

With upcoming sk316 contract award by Petronas and latest purchase of DSS, I believe the fair value for Alam is 2.30. I compare Alam with Perdana with market price of 1.90. Perdana is much smaller than Alam.Thank you

It's quite sometime i look at Asiapac. I was outstation in Norway and middle east. Managed to call Barry on latest Imago Mall development. According to Barry, tenants will move in by June for their renovation and commence business by November. I hope this sharing help you all. Thank you.

Barry bought a unit of high end double storey terrace house D'Bayan Residency in Sutera Harbour, his house already triple in value in less that few years. In fact there's a long list of buyers from Hong Kong, Taiwan, China just waiting for him to sell and other owners as well. For you infor Samsoongyc, D'Bayan Residency is only a walking distance from Imago mall.

Updown, glad that you will be in Sabah during opening of Imago mall. I shall contact you weeks before the opening. I will drop my email here for you to contact me but not now as the official opening is still months away. I read some of our friends here mentioning about cons. I did asked Barry about it. He mentioned that 10 years ago KK Times Square and surrounding areas was considered a black area as huge number of illegal immirgrants used to squattered. However the problem has reduced almost 90% and such problem will be history. Almost all the black areas have been developed into high end projects like Ming Court hotel, Sutera Avenue condomium (Mahsing), Riverson private hospital, Sutera Harbour Resort and Harbour City business district and of course KK Times Square centre of all these high end cluster. I will be visiting KK next week for work and make some time to visit Imago malls of course. Thank you.

Finally for most of us who have been holding for more than 2 months. However, I don't see Sepirorth, Updown, Eugene or thesteward posting their comments here. I do hold they are still holding after a long and suffering wait. I bought 100K worth of Asiapac week ago and holding another half million worth of Asiapac. I have already sold 100K at 0.24 today. Imago mall is a 800,000 sq ft category A shopping mall di only one in Kota Kinabalu, Sabah. Currently the take up rate is nearing 90%, Parkson alone already 65%. Please bare in mind, only certain standard of retailers are allow to take space and the take up rate is very impressive indeed. The location of Imago mall is another plus as it is surrounded by 5 star, 4 star, 3 star and budget service condos and hotels all within walking distance. And you know tourists from overseas will definitely drop in to Imago mall during their stay You have to see through business point of view on why Asiapac not wanting to sell even a single unit of Imago mall. The potential is simply outstanding. This also show Asiapac not having any cashflow or financial problem. With 70 million cash and 100 million receivables, Asiapac is more than capable to weather any short term problem. I can assure you that looking at latest development feedback from my associate, Barry in Sabah, there should be no problem handing over to tenants by April for their renovation works to begin. AmResearch says its remains positive on the oil & gas sector as the roll-outs of Malaysia’s multiple enhanced oil recovery (EOR) projects will continue to underpin the re-rating cycle.

Wee, it's fair to thank all for unselfish feedbacks so far Note to all, if you open the link, please study the development from page 1 to 6. If you look at photos dated 26/6/2012 and compare to latest photos, you will see how fast Imago Malls and Loft are constructed. It's fair to see that by May, all can be completed. I hope Asiapac will complete Imago Malls and start operation earliest by 3rd quarter. Let's all wait for the good news. Thank you.

I don't think you should be worried about the 280 millions borrowing. 200 million is low interest bond if not mistaken. And if Asiapac desperate for cashflow, they can sell Imago Malls on whole or 300 units on individual basis. Building of Imago Malls is around 500 millions, Icon8888. Thank you.

I think Imago Mall will start operation latest 3rd quarter of this year if construction fully done by May. Looking at it, its not impossible to think so, Basically what Barry, my associate in Sabah informed me is that Imago Mall only doing fabrication on external and internal wiring. Only the condo Loft still on major completion works. Thank you.

Syarikat Kapasi, a unit of Asian Pac, is developing KK Times Square Phase 2 in Kota Kinabalu. The project comprises the 800,000-square feet Imago, signature offices and 631 luxury apartment units.

Appreciate feedback from Fortunebullz too, I remember buying Ecofirs based on his recommendation in Ecofirs tread not so long ago. Lately Asiapac has dropped and interest has also reduced. Maybe we need to wait for both Dataran Larkin and Imago Mall to be completed . I don't think we have to wait too long as both projects entering completion within few months time. Thank you.
