Matrix expects record high GDV on new launches

KUALA LUMPUR (Aug 16): Matrix Concepts Holdings Bhd expects the total gross development value (GDV) of its ongoing projects for the current financial year ending March 31, 2018 (FY18) to hit a new record, surpassing FY17’s RM1.9 billion, on resilient demand for its new property launches.
 
The group saw strong demand for its property launches over the past six months and is on track to meet its target of RM1.4 billion worth of new launches in FY18, Matrix said in a statement.
 
The property developer’s new launches in FY18 are mainly made up of residential homes in Bandar Sri Sendayan, Negeri Sembilan, and Bandar Seri Impian in Kluang, Johor.
 
Group chairman Datuk Mohamad Haslah Mohamad Amin said along with the growing scale of its property development activities, it is constantly investing in strategic properties that enhance vibrancy of its townships.
 
“Such foresight has contributed to an average take-up rate of above 70% for our launches, underlining the vast appeal of our township.

“Complemented with positive buyer feedback, we are confident of achieving our new launch target of RM1.4 billion in FY18,” Mohamad Haslah said, after the group’s annual general meeting today.
 
Matrix also recently acquired 132 acres of land in Mukim Jimah, Port Dickson, next to its Bandar Sri Sendayan township, for RM57 million.
 
The purchase is expected to be completed in November 2017, and would increase Matrix’ land bank to 1,550 acres, which will last until 2027.
 
At the meeting, Matrix’ shareholders approved the 1-for-4 bonus issue that is expected to be completed at the end of 2017.
 
The exercise would see the issuance of up to 163.9 million new shares and up to 13 million additional warrants to existing warrant holders.
 
To date, total returns based on share price and dividend payments, exceed 160% since its public offer.
 
Mohamad Haslah said the bonus issue is the group’s third corporate exercise, in line with its growing business.
 
“The best is yet to come, as we aim to scale greater heights in achievements,” he added.

Maintain buy rating and a target price (TP) of RM3: Matrix Concepts Holdings Bhd announced the proposed acquisition of 21 parcels of 132 acres (53.4ha) of agricultural land in Port Dickson for RM57 million from individual landowners. We understand that the land parcels are located next to its existing Bandar Sri Sendayan township.

Matrix Concepts currently has an estimated 1,750 acres (708.2ha) of land bank worth RM9 billion in gross development value (GDV), mainly concentrated within its vast Bandar Sri Sendayan township. The proposed acquisition is expected to contribute an additional RM700 million to GDV, further extending the vibrancy of Bandar Sri Sendayan. 

The purchase price of RM57 million implies a payment of RM9.90 per sq ft which is a bargain valuation in our view, taking into consideration the daunting task of negotiating with the respective small-parcel owners. This acquisition also makes up 8% of the estimated potential GDV, which should ensure strong margins for Matrix Concepts for its affordable housing products.

We maintain our “buy” rating and TP of RM3, based on a 30% discount to our fully diluted revised net asset value of RM4.27. Matrix Concepts is currently trading at a bargain 7.5 times financial year 2018 forecast (FY18F) price-earnings ratio despite strong earnings visibility and a decent dividend yield of about 5% for this township developer. — AllianceDBS Research, Aug 7

KUALA LUMPUR: Prime Minister Datuk Seri Najib Razak will officiate the East Coast Rail Link (ECRL) project’s groundbreaking ceremony at Bandar Baru Kuantan, Pahang on Aug 9.

Malaysia Rail Link Sdn Bhd (MRL) chief executive officer, Darwis Abdul Razak, said the event will be held at the ECRL KotaSAS Central Station project site.

Invitees to the momentous event include high-ranking Chinese government officials and project stakeholders.

“The Prime Minister has been instrumental in bringing the ECRL to fruition.

“As such, it will be an honour to have him officiate a key catalytic infrastructure project, that will see a new railway connect the east coast states with the Greater Klang Valley,” he said in a statement today.

The ECRL project, which will serve as a game changer to encourage economic growth, is anticipated to increase the income of industries and businesses located along the route.

Locals will eventually see their economy develop by a minimum of 1.5 per cent.

A high impact project under the 11th Malaysia Plan, the construction of the 688-kilometre ECRL route is estimated to cost about RM55 billion.

Darwis said the ERCL project received positive response from the local populace during the recent three-month public inspection that covered some 15 districts in the east coast states of Pahang, Terengganu and Kelantan.

The ECRL will also see a reduction in carbon emissions.

MRL, a special purpose vehicle owned by the Minister of Finance Inc, is the project owner for the ECRL, while China Communications Construction Company Ltd (CCCC), will be involved in the engineering, procurement, construction and commissioning of the new railway line. – BERNAMA

KUALA LUMPUR (May 23): AffinHwang Capital Research has maintained its “Buy” rating on Gabungan AQRS Bhd at RM1.44 with a higher target price of RM1.62 (from RM1.24) and said Gabungan AQRS’s net profit of RM16.1 million (+330% y-o-y) in 1Q17 was above house expectations.

In a note today, the research house said gains (after tax) of about RM11.8 million from the disposal of land in Dengkil and Kinrara Uptown lifted earnings in 1Q17.

“We expect the sale of land in Kota Damansara to contribute gains of RM11.7 million in 2H17.

Just came back from BSS. Was there yesterday. Visited D'Tempat clubhse & saw the Global Int school building.
Apart from good news of HSR connectivity near BSS, recently Matrix launched 118 units of ds terrace hse abt 440k. Snapped up in 4 days. 1st phase of the the ds shophse about 128 units priced approx 938k. Only 3 units left.
Wonderful place to invest. 7-10 yrs reach maturity. Double & triple yr investment.

Anuar...this is common with some big ipo. Fundamentally it is a good share to hold with good div policy. Some big players pushing price down to clear off shares held by retailers n those under miti allocation. Add more if u have funds to everage out and make more money (capital gains n div) once the price move up.
