报道称已被低估 柏年股价再创新高

（吉隆坡13日讯）在《光华日报》称柏年（BREM，8761，建筑组）的估值已被低估后，该股的股价一度涨至多年新高。
身为产业发展商的柏年以2令吉的跳空价位报开，早盘结束之前一度升至2.29令吉的多年新高，涨幅达30仙或15.08%；该股在创高后稍作歇息，但是依然维持在2.15令吉水平上方进行交易，闭市时报2.24令吉令吉，起25仙或12.56%，成交量为955万2千700股，为今日第六大涨幅股项。

《彭博社》的数据显示，柏年今年至今的股价共扬升了12%，相对于富时隆综指的2%跌幅。
《南洋商报》早在去年12月30日也曾指出该股的价值已被低估。该报章的报道中曾表示，倘若该公司重新评估本身的资产价值，其每股净资产值将高达8.32令吉。报道中也提到，该公司具有高达3亿1千100万令吉的储备金，因此意味着该公司或落实红股计划。它也建议投资者“购股来致富”。

分析员表示，基于柏年在截至去年3月30日止财政年年报所纳入的产业名单计算，该公司的账面价值具备上升空间。名单中包括巴生加埔（Kapar）的一块地段（每平方尺4.3仙），这块土地是在1994年间收购。
另一方面，该公司透过75%子公司--Harmony产业私人有限公司，在吉隆坡峇都区拥有数幅地段。虽然不确定这些地段是否属于连接性，但其中一幅传已经展开发展。
更重要的是，8幅总面积34.38英亩，及位于泗岩沫的地段平均净市值，明显被低估于每平方尺73.55令吉。
比较之下，IJM置地（IJMLand，5215，产业组）和飞达电线（FCW，2755，工业产品组）最近以每平方尺280令吉买下泗岩沫的4幅土地。

以此计算，单是峇都区地段已可为柏年每股增值另外1.84令吉的净资产值。
虽然修正后净资产值模式是评估一家产业发展商的普遍途径，但分析员表示，在结算合理价前，重估净资产值通常会作出一些折价。
“一家小资本产业发展商，将评值为重估净资产值的30%至40%折价水平。”

地库须发展才有价值
另一名分析员指出，产业发展商以低于净资产值交易相当普遍。
“它在一家公司坐拥地库，但却没有发展地段时更加明显，因它将不会带来任何价值。”
柏年是位于满家乐毗邻泗岩沫彩虹柏迈花园的发展商，由董事经理拿督邱财加控制。
与此同时，该公司也对其前景相当乐观。
其主席拿督阿布苏查在公司2013常年报告中表示：“集团的现有建筑订单约达2亿6千万令吉，将在另外4年才会结束，总发展值超过6亿5千万令吉。”

“董事部认为，随着建筑和产业发展活动增加，来年的整体表现也受看好。”
在2013年5月16日，柏年的51%子公司--PNG水供有限公司，恢复了一项于3月21日终止的特许权。柏年预期水供与服务领域将为集团‘贡献持续收益与盈利’。
该公司的其他商业部门包括土木工程和建筑（贡献2014上半年收益10.24%），产业投资和投资控股（7.55%）、及水供与服务（15.296%）。

Jz recd a msg stated that Inari will announce record breaking earning nxt week, base on the msg, stock analyst will upgrade the target price to RM2.80. Immediate target is RM1.80 for mothershare and RM1.40 for warrant. transfer to mainboard by end of next month or early 2014. The price should touch to RM2.50 upon notification of main board transfer date.
