I second that.... Icon city, proximity to Batu Kawan, IKEA, university of Hull-KDU, etc and the proposed building of a new hospital complex will spill over to Tambun Indah.
I love the management's technic of buying huge tracts of land on the cheap and then, slowly develop the land and unlocked its value. Tambun has a margin of close to 40%.
Unlike other developers who expand aggressively and when faced with the double whammy of a poor property market and Covid19, Tambun has been slow and steady ...scaling back their operations and continue to give out good dividends and not resorting to rights issue.
When the share price has been bashed down so badly, the bosses are actively engaging in shares buyback indicating the confidence they have in their own company.

As the world grapples with Covid-19, the impacts and outcomes facing each country are different. Malaysia and Singapore so far appear to have handled the virus pandemic situation well but the economic impacts are very severe particularly for the construction sector. As Malaysia gradually recovers and construction sites resume work (4th May 2020) there is some hope the worst may be
behind us. However, with the property sector remaining sluggish and subdued, Government led initiatives are necessary to maintain a meaningful recovery. More clarity on our future prospects should come after Budget 2021 in November 2020 and the 12th Malaysian Plan in January 2021.
The outlook for the construction sector in Singapore appears more optimistic. Although the resumption of construction work after the Circuit Breaker (2nd June 2020) is slow due to the widespread infections of foreign workers, we can expect full utilisation of our rigs probably by October 2020. We have also witnessed the Government taking aggressive and concrete steps to support and assist businesses and are confident overall there will not be much, if any, reduction in construction project spending by the Government. Some delays and deferments of projects may happen but new ones can be expected. Our can manufacturing business has also been hard hit but recovery is ongoing and hopefully recover fully by year 2021. Overall, the Group’s financial performance is expected to remain positive in FY2021 mainly supported by our strong construction
order book of close to RM400 million and tender book value at about RM3.5 billion. However, we have to be vigilant, nimble and undertake measures to face uncertainties and the extraordinary challenges ahead.

Very low gearing,
GDV of the remaining undeveloped landbank is at RM3B,
40 to 60 percent dividend payment..
Conservative management team...they don't simply go and buy land but targets to expand their Pearl City land at the most opportune moment, such as buying land from TPPT at a low per square feet cost,
Consistent gross profit of 40 percent...
Owner consistently loading up on this counter...
Lots of things to like about this counter..

If using 1 year low as your guide...63 cents is your lowest....73 cents is just 10 cents more than 63 cents...it already provided you with a large enough margin of safety....with lots of potential upside

When we compare btw Q1FY21 vs Q1FY20 (pre-Covid19), the revenue from progress billings is lower indicating that the work in progress from Construction is slower. Maybe the Covid19 has severely disrupted the supply chain, resulting in inefficiency in work flow, harder to procure construction materials and workers displacement. All this leads to higher overheads resulting in margin compression.
Probably, a more reasonable comparison is to compare btw Q4FY20 Vs Q1FY21. By virtue of net profit before tax, it seems Gadang is slowly picking itself back up.
If we compare Vs Q1FY20, this is unreasonable because it is pre_covid 19 level.
