Actually, can anyone confirm what are the takeover rules? If OLH launches a takeover, how many minority shareholders acceptance % he needs to get in order to compel the rest to accept? Can I choose to hold the shares in the private limited company?

Halo, rational a bit can or not? AMBANK still has NAV of 5.22 after taking into account of the settlement. Considering they are still making profits of RM250mil per quarter, which is about 8.5sen per share. At RM3.20, that's about P/E 10. Assuming they issue new debts of RM3bil @ interest rate of say 4% p.a., profits will be reduced by RM30mil per quarter, ie. quarterly profits are now RM220mil (7.50 sen earnings per share). Adjusted PE is 10.7.

Thanks for the summary and analysis @investfuture and @reitpulse. At this point, it feels like it will take a massive economic growth in Malaysia in order to for demand in office space to cover the supply. In that sense, I am not so optimistic about tower reit's immediate prospects. Maybe within another 10 years before the reit shows any improvement in its occupancy rates. Just my 2 cents.
@ky siow, for normal businesses, positive cashflow is expected. But for banks, its normal for negative cashflow for a quarter or two because they are able to cover with other financing options. However, if prolonged negative also not healthy.
@KY Siow cash flow is not the same as profit. It's actual cash in and out.
From the cash flow statement, the large items are: Financial assets at fair value through profit and loss -RM3.65mil, means that their profit includes profit from revaluation of their financial assets which does not include any actual cash inflow and outflow yet.
Securities sold under repurchase agreement -RM3.95mil, means they are paying back repos which is short term loans.
