At TP 80s, deducting current cash of 23s, PER 2013 = 57s/9s ~ 5x which is real cheap!

even selling land is also not straight fwd, there are also tax to pay etc...

There is hefty cost involve in conversion of agric land for residential/commercial. It also involve lengthy process (years not months) and dev take yrs to take off and produce return. There are other risks (eg conversion not approved), bubble, economic downturn etc...
Now these r to be factored in valuation...it is risky to chase price up, without knowing value.

I have too much doubts about this stock. If it is good, why the directors continue disposing millions of shares??? And why Insas buying??? Why issue more shares and used proceeds to pay dividend not as working cap (see Q2 report)???

And when I'm in doubt, I don't do it. I'm not buying yet..until someone can enlighten me.

Real enjoy this drama so far..I have no hldgs, watch free..unfortunate some of u have to pay high price!
