all banking share last result were not doing very well, but, it seems it reach the bottom as perfomring loan number start to showing good sign on increment, and banking sector will continue trim down the OPEX by closing more and more branch, reduce front counter etc. It is a wise move. If the banking sector is moving, then for sure property will pick up as well. Budget is for ah jib doing show only, but one thing is 2020 getting near, for him to boost the number, i guess will be a lot of surprise package to give out. kenangka is the most hollan broker ever, i remember it did mark STRONG BUY on LionInd before the time they storng push is 1.20, just check today how much LionInd share price left. I almost kena fool but once i check on Steel industry over supply globally, then i hold my brake. The most modest review is PBB mutual fund, just the reason they are Msia strongest private fund, need to say more?

we will see the result in coming 2 quarter, the bank performing loan section will tell us are they doing good in loan after BNM rate cut. But if want to goreng or speculating no more wayang now. you go checkout beijing, shanghai dongguan/guangzhou and tell what is the difference. Hint: why those city near river, seaside so happening, then those in inland just historical place and feel no vibrant at all? keyword is DEVELOPED and still develop. Same concept can apply to KL, spore and JB.

give you guys another hint, just check BOD how much they hold on the share, this will tell you they how confidence on the company. Landbank wise, is the stack for "exchange" interest. So question what sort of interest they looking at? lease the land? mutual corp? develop he area with some sort of theme? But the place near to terminal, with school and hospital is the prime area. Go find out which area i am talking on it. This counter when it unleash all the plan, then you know what is their real triumph card, i am talking on fundamental. Go check out how's china wanda group strategy and story, i not expect UEMS can be ppl 50% lah, but the game of property sector is play like this - "Create a story and dream" "cashcow" "create a new satellite city", cause this never can be done at place like KL or Spore anymore, since iskandar puteri is new, then thats it is, i rememmber last time got a forumer say this is the malaysia version guangzhou, now i start believe on it

@Lk036, normally sales revenue will revert after 2 quarter, or the BOD if they want to cook the year end financial statement they will put it at the last quarter to make it look "GOOD". 500k - 1 million housing with land totally not a problem, it is the range of combine income with 8000-1000 affordable price. So if you want to really see hows the impart of BNM rate cut to 3%, just read those commercial bank performing loan performance, this is the most important indicator to check the property sector health.

not sleeping, i not sure how everybody working at what sort of environment, but my entire career is working in this kind of property-construction-finance related sector. It is not sleeping, but project base company biggest worry is COLLECTION. like nowadays the sentiment is very weak,got project also dunno can get back money or not. UEMS this company for me is mix, smart thing is they dun direct own a construction company (whoever working in construction company, go and check last 3 years how's the collection), margin very low. It can be very passive must depend on construction company help them expand. But hey nowadays who got money who is daddy, totally no worry on this. So UEMS now is basically waiting on few ANNOUNCEMENT, right timing do right thing. Hint, go read their financial report, you will know what's their future plan

Khazanah now like ATM machine to jib government only, just check M3 money supply how much it increase, printing money only. They don't have the ability like Japan doing Helicopter money to save their own economy - buy national bond and asset. Please check Malaysia 10 years bond yield how many percent? Thailand even a junta country but people bond yield is 2.03%, Msia is 3.6%, foreigner not trust Msia. Where they got money from? One bond mature then SGD spike from 2.6 to 3.00. Privatize? Kidding me? Anyone do the math how much money to buy out the remaining outstanding? If it really happen mean they only want to buy out whole UEMS asset, which is landbank. Then how about Seremban landbank? batu pahat? Not that likely to happen, Khazanah is national sovereign fund that represent "Malaysia", UEMS capital is not Malaysia biggest property company lah, are they forget about IOI property? Plus Khazanahhad been "misused" to save MAS airline before, so fidelity for this rumor is super low. Cook the rumor again.

The value of this counter is, please check TGV eurostar from Paris to London, from 1993 till today, what is the significant change on the property value along this rail. Ppl, please be more fundamental solid, dun think like playing tikam-tikam. current oil price rise how many per days really doesn't help those oil producing country. Their national investment agency trying to sell their oversea assets just to fill in the deficit gap. So, any mega scale project don't really expect buyer from them. Even there's govt (95% rely oil export) MOF no money to pay on contractor. payment delay for 2 quarter, so what you can do on it? You no need to pay your bank? pay your bangla worker? They didn't say not paying you no more, but dragging you. Imagine your boss now not pay you in 2 months, you still want to continue to work with them? What is the feeling then? yo need pay your credit card bill, go pak toh no need money? So, i only saying that now to maintain the situation, cash flow is the book can reflect how good are the BOD doing then. Cash equal to oxygen. I am only think like a business man, keep on trading only benefit my remiser, which is very stupid monitoring the price all the time. Why you guys not going bukit, i think more faster, haha. From my last few trip to sydney and melb, local already complaint property spiking, sooner aust government will also doing cooling measurement. You ask me what is the fair price, i suggest you do some math go and find out what is the intrinsic value. This is the difference speculator vs investor. RM depreciation really hit our butt kaw kaw. So, no wrong that skeptical always the best way to keep ourselves awake. somemore i am mr.fundamental, so i be monitoring their financial statement. But one thing to confirm, this end the speculation of privatization call - they need money to fund the project.

if i kena award at this moment also scare, when doing project costing if the currency is in USD, and RM continue depreciate? It mean earning dilute even haven't start on project. So i want to see how's overall project payment milestone and deployment guideline baru happy or what lah people. It mean's during the construction time, operating income will getting smaller and smaller, risk on payment delay, then interest repayment etc. Nothing to excite on this news, so now must keep an eye on cash flow. Msia govt increase the import duty for steel start end of sept, it's a way to protect local company from the cheap selling china steel, good news for property sector again, which is modal increase, no people will sell cheap house and this can maintain the margin, bad news for those naive people always hope the house pricing go down, which is in my life never see property price go down in PRIME AREA. Plus, government s re-consider the DIBS option again, which is really a boost. This is a message from the top side, they want to rescue property market, previous move like increase on RPGT and cancel of DIBS impact is too big.
