UEMS BOD all power2 one, but sad is can't refelct on the share price. So i always think the price is kena manipulate, let ppl park in at low price. this is not the first time UEMS doing this, remember when they merging with sunrise time, price also drop like shit, then rocket to the glorious 3 dollar something.

i never been JB before, see the crowd at woodland already potong stim. I dunno how JB will look like, but no matter how they look like, they are highly related with singapore. Luckily singpaore zheng-hu is the best in the world. So i had no worry on whatever think happen in JB, nusajaya. may be take time to fly, but JB always the back garden for singaporean hehe

and hng33, UEMS biggest advantage is they are land owner, they already win at starting line where the cost of land is low for them to built the houses/building !! contractor actually earning margin is very low, project based hardest thing is money collection from principle, then if raining, bangla worker not corporate those external unknown-unknown is the risk somemore. Property company is just sitting there having a roadshow launching their house, that's all. So challenge is if can't sell out 30% then they are really in risk. (this tell you how much their margin is, cough cough)

i hold mahsing, sunway, spsteia and UEMS. I always think UEMS is second best among my pick (Sunway is my top fit horse). So i can't see UEMS why can't reach their level, may be matter of time only. Who say property is dying? Now 90's also join the workforce, they want to get marry one day, they will need a house. So keyword is "affordable" house always in demand. High end one, unless we are like Singapore which is very limited on land. If you guys ever been HCMC, where got people can afford district 1,2,3 area? then people move to district 7,8,9. as long as got transportation can reach, settle. JB infra is ready, so who need to stay in danga bay? First wave is pass (which is Iskandar concept just announce), party end and now we are waiting on second wave, which is whole iskandar is fully built, then start to realize its business potential. This make me think of greater JB like japan Chiba's makuhari, new city, outskirt for tokyo. Ppl rather stay here cause everything is new, quality of life, take a JR train going down to tokyo just 30 minutes. keyword here is people staying for living, not for enjoy, affordable always the main concern

You must know how contractor and property company relationship from inquiring a land, building then till selling. If early stage no money pump in, contractor company already stop their work liao lah. That's why u guys paying the installment even the house haven't finish. So do they have money or not, answer is yes. The only thing is the land they buy in is expensive, their capital is very high liao loh, that's why they dun wnat to sell cheap. every year we also hear ppl say property will slump, but pls, how much now selling in KL, Penang, KK, Kuching? Remember, prime area property never die, only will going up. Iskandar is a long term thinggy, let it finish built then only unveil its true value. Just like long long time ago built the airport at sepang, putrajaya and cyberjaya, last time that area is sawit land, then try and see now along the highway what had happen?

This company never go into cash flow issue, i didn't see anything of its fundamental. Furthermore management quite smart in diversify their business modal to prevent dog fight at danga bay.
They even have more advantage than other property company like SP, MS, sunway. just the share price quite coma. Feel more like kena manipulate than showing its real value.

at the end of the day, it will benefit to the people, the city where the terminal built. But from business perspective to recover from the money invest, the operator must be very professional. i dun think KTM capable running on this, the only operator that earn money in this world is JR Shinkanshen. But who care, UEMS only facilitator providing gerbang nusajaya, sit and wait the land price to spike. Go and find out why property never die, just like petrol never finish, it's about game theory.

MIA these days, went to japan recently and along the way talk with a JR engineer (japan rail) during the route from sapporo to tokyo.
what really shinkansen bring the value is connecting far far city beside driving. Japanese ETC (toll), parking and petrol is very expensive, plus the station normally is very near to downtown, not like airport 2 hours lead time and many security restriction, so this is the real value.
Shinkansen HSR price is expensive as well. So the real value for malaysia HSR is most probably benefit people at KL, nusajaya, Spore. Normally big station the property will spike. example in japan big station like sendai, fukushima etc, even this places is at the ring of fire (earthquake zone), but still a very big metro and interchange station for other connecting train to the prefecture.
There's no HSR operator in this world that can compare to JR, they are the only company making money so far and with the depth knowledge in this (they start during 1960, only using 10 plus years to recover from the lose of WW-2)
I personally guess if Japan govt and JR bidding for the malaysia HSR, in technical and operation factor, no people can beat JR, except external factor like politic and price.
So if nusajaya have a big station built there, then this also will benefit UEMS cause of land price will spike

calvin, any news on UEMS this year key KPI announcement? Now sporean ppl very gan jiong asking about HSR thing. They all sharing the pro and cons after having the HSR. But definitely Sporean need the HSR more than malaysia. They are now building T5 airport, which is T1+T2+T3+T4 size. This mean singapore highly needed outsider to get into their country, for whatever thing.
they show me the UEMS launching shophouse brochure that day, they say hardly imagine can sell that fast, they are now just guessing which company setup over there.
To know the real fact, really need to go down to that area and talk with the buyer only know how confidence they are buying at nusajaya industrial area.

yet again, this is just an action unveil UEMS next few years master plan. At least we know company have direction. It's hard to tell what is the impact of this 42 billion if fully realize. Cause project based event collection, cost control and revenue is playing important role. One healthy company is having low gearing, have good and potential asset, which UEMS having now. Yes i do admit UEMS management very kiam siap in dividend, and current share price now cannot reflect its real power. But still, this company is fit enough. To predict how far UEMS can go, you may compare its PE against other company like SPSetia, mahsing, sunway, then u can agak2 calculate your TP. This is just the accounting method, but to see the real fact of how this company roll, you need to see its recursive income. Now the management telling us they going to boost gerbang nusajaya. They are like playing chor-dii, haven't show their last card yet. more to come, getting excited with this company now

From day one i already say UEMS management like kanasai, they have good card but not unleash its potential, they not care about the share price free fall and buy into treasury. For me to say, KIV, hit 80 cent wallap, if 60 cent wallap lagi. really sink then just think it drop money loh..sian
