A bullish Hammer in Candlestick was formed on the last trading day, last Friday, reversing the short term correction and has found a temporary bottom @65 sen.
It is going to challenge the recent high of 70.5 sen. If surpass, will move higher.

Yes, there are short term traders and long term investors. This is an uncertain time. Too many problems investors have to face and wary about. There are trade wars, potential stagflation, an almost 10 years bull, potential invert yield curve of the US treasury bond... Be vigilant and agile.. Only my personal view.. Haha!
As I posted earlier, both daily and weekly macd are positive.. So whichever side you take, I am just sharing both sides of the coin.. Hihi..

Both Sunway Pyramid and Midvalley are very strategically located with vast catchment areas. I still have reservations on the immediate success of the Pavillion BJC Mall. Its location is still a bit out and it has to compete with many established Malls like Sunway Pyramid and Midvalley.. it will take long time for it to come close.. Too many Malls in the Klang Valley nowadays... There is one near home for everyone... hihi... That's is my concern..

A pleasant surprise that today it closed at 67.5, up 4.5sen, volume 25.5M, considering today is T+3 day, heavy delivery of 59M scripts. Seems that there is a big buyer collecting.
After GE 14 till today, total share transacted in the open market is more than 350 millions. Is there a main buyer accumulating the shares?
Chartwise looks good. Today, It has broken out from the long term downtrend line since June 2017. Daily macd is positive and WEEKLY MACD also made a golden positive cross over.

The assumption on the cash flow just can't hold any water.
Don't think it even can sustain the current year cash flow in the next few years, let alone growth of 8 % and 16%.

Let's talk of the price action in the last 2 days...
Thursday closed 2.5 sen off high of 64.5 sen @62 sen... on huge volume of 59M shares, half of which at or above 62 sen
Friday closed at the lowest of the day @61 sen with about 17 million shares transacted, highest @64 sen..
Heavy volume of shares due for picking up in the next few days... hopefully no adverse news from FT ministry or MACC... keep your fingers crossed..

Could you please explain what and how do you assume 8% and 16% profit growth for Gkent and Gamuda respectively? This is a surprise amidst the cancellation, deferment or downsizing of those Mega Projects by the government. Going forward, open tender system will be squeezing on the profit margins of the construction companies..

Going forward the new government is going for competitive open tenders to get the best bits. Construction projects profit margins would be squeezed amidst less projects, many of which would be cancelled or deferred or prolonged the completion period as the government does not have money in the coffer..
I don't see any good prospect for the construction companies in the next 2 to 3 years..

Chinese government is very good. They have a lot of ammunition. They have already devalued their currency from 6.3 to 6.8 for 1 USD. Deprecated more than the RM.
Trade war may lead to stagflation. Consumers may hold back spending on durable goods. It may not be all that rosy when it pan out. When China goes down, don't think others can prosper.. hihi

Regional mall
The Bukit Jalil City project will also see the development of the Pavilion Bukit Jalil City Mall by the Pavilion Group. Hong is confident that there is still room for growth despite the current glut in the retail sector.
“While there is a growing number of malls facing intense competition in Klang Valley, many are not successfully run or occupied. Hence, there is still room to grow a successful mall in the country as growth is still evident in the retail business.
“Mall development, concept, retail diversity, traffic, location, brand and an experienced retail team are contributing factors to a successful mall.”
Last week, Pavilion KL retail chief executive officer Datuk Joyce Yap said the mall, which would open for business in 2020, has received more than 1,000 registrations.
She said the Pavilion group is targeting sales of RM1.7bil for the mall in its first year of operations, adding that the shopping centre is expected to hit an expected occupancy rate target of over 70% when it begins operations in 2020.
Hong says the mall will differ in terms of scale and concept from other malls, adding that the entertainment and shopping experience offered will cater to customers of all age groups under one roof.
“Exquisitely designed by the KL Pavilion Design Studio, the regional mall façade, which stretches up to 560m, is built to give maximum visibility to the retailers’ brands.”

1.8million sq ft of lettable area for the Mall is about the lettable areas of mid valley megamall which has a net lettable area of approx 1.822 million sq ft. The Garden has another 866 K lettable area.
Coming Q results should be excellent as the progress of work for the Park View Residence and the Park 2 are fast advancing... Was told now building roads and drain for the Park View Residence...

CPF, if interested in the Pavillion 2 in BJC, surely spotted Malton at a ridiculously undervalued price. Wouldn't the fund also buy into the stock?

I visited the BJC site yesterday afternoon and was very impressed. The 4 towers of the Park Residence have already reached the top floor and I was told by someone on site that internal plastering and even painting are in progress with many floors completed.
Construction of the 2 towers of Park 2 are also in progress. The structures of at least one of towers has already reached the 3rd floor.
The Mall is progressing well and has reached the 3rd floor. The construction of the mall is in full swing. I was told that the workers worked till midnight and even 24 hours when concreting work was being done.
It is very promising that the coming Quarter results to be released at the end of August would be very good as the progress claims on the 4 towers of Park Residence would be very substantial.
