Most people do not like RPT and I do not like L&G's RPT too. However, let's look at it from another prospective.
Don't the major shareholders know that the share price would likely drop upon such announcement? Why they let this happen when the EPS is about to shoot up and propel the share price to move higher in the next 1 or 2 years arising from the success of Foresta and The Elements projects? Don't they want to see the value of the shareholding to increase?
Officially the shareholders own about 17% shareholding in L&G. So, any drop in share price shall provide a good opportunity for them to accumulate more in the open market in anticipation of price uptrend over 1 or 2 years.
Please note in the announcement that the major shareholders will undertake to subscribe all the ICULs which are not taken up the remaining entitled shareholders. This may meanwhile the major shareholders are prepared (probably love to) to increase their shareholding to about 58% of the enlarged capital eventually.
Do we really think that they cannot sell their office building to any other parties in the current environment? Or are they so stupid that they do not know RPT will generally hurt the share price? Will they really want to kill the goose (ie L&G) that lays golden eggs?
Why they want to time the completion of this relatively simple ICULs exercise to so far away at the quarter 2 of 2014?
All the above is merely food for thoughts.
P/S Similarly a lot of people initially did not like the RPT undertaken by Dijaya last year. However, what are the research houses saying now about the company?
My guess is that it is normal for major shareholders thinking of increasing their shareholding when they see the upside potential for the share price of their own company in the foreseeable future :-)

It may be also good to check the track record of the analyst. The same analyst did a good job in recommending Hua Yang 2 years ago (when hardly any other research houses bother to cover this co) as follows:-

Please read page 4 of the CIMB report. No doubt there have been a lot selling in the last few days. Who are the 30 mil or 40 mil share buyers now in the last 2 days? The retail players? Please look at the hidden value mentioned on page 4.....

EPS for 9 months (31/12/12) is 7.7 sen. Its share price is still trading < 50 sen. Another counter that the public do not seem to have confidence in.....Maybe it is just another company to be forgotten altogether....wasting time.....

At RM0.465, the co is valued at RM278mil. Its two projects alone, namely Foresta and The Elements, can contribute RM400 mil to RM500 mil profit in a few years. Its annual profit should be on the way to record high in a decade. Hence, will its share price move in tandem to record high in the next 1 or 2 years? Let's see!

Simple reason: The board of directors and the management are simply hopeless, at least from the investors' perspective. Therefore, hardly anybody wants to invest in such a hopeless company. Sorry for the innocent and patient investors. It's best to dump its shares asap and move to other better managed companies.

Based on the owner's track record in his various corporate exercises recently including the swift acquisition of Proton by his DRB-Hicom, this company is now fast unlocking the hidden value within the company by listing of Gas Malaysia and the impending re-listing of Malakoff. MMC is now getting very interesting, not to mention that this company has also been recommended by OSK, HwangDBS and Kenanga recently.

Patience is needed for good capital gain. If we can double our money within a year, it will be considered fantastic return by any standard.
Armed with >RM650mil worth of unbilled sales, RM9 bil GDV from its landbank in Malaysia and the potential of extraordinary gain from the Zhuhai project disposal, LBS is highly to hit above RM1.50 within the next 12 months. Hardly any other property counters look more promising than this one in terms of valuation and growth prospect for the next 3 years.

RM 400 mil gain for LBS soon?
As per the latest The Edge Weekly Magazine, LBS is believed to be selling its JV land in Zhuhai to refocus on the local property market. Premised on the estimated value of the land as stated in the earlier OSK research report, the land may be worth RM600 mil for LBS's latest 50% stake in the Zhuhai joint venture land. In other words, LBS stands to reap a one-off extraordinary gain as high as RM400 mil because the current book value of the JV land is carried at RM195 mil.
Based on its current share price of RM0.855, the market capitalization is RM330 mil only and the company may book in such a substantial extraordinary gain. So, it is interesting to see what is going to be unfolded in the near future for the company and its share price.

JF Apex was correct and right on the dot for its projection of LBS' 2011 net profit. Hence, it will exciting to see if its 2012 projection for LBS's profit turns out to be true, ie double of that achieved in 2011.

All its land bank is in mature and superb prime areas. Hence, it does not have to spend much on the infrastructures. So the profit margin will be higher and the projects should be well received as long as they are not overpriced. Among all the property counters, this company seems to have the best land bank. Other property counters tend to depend on new township development which may have higher risks and costs for the infrastructure. So, Dijaya is obviously worth for medium and long term investment. The share price can double in 1 or 2 years.

For medium and long term investors, this counter is worth to be considered given its good fundamentals. It should be able to climb to RM 1.50 from RM0.79 now within a year. It will be another Hua Yang or Glomac in the making.

Based its current market capitalization, the company is merely valued at around RM230 mil @ RM 0.38 per share but it stands to reap a total profit of in excess of RM 300 mil in next few years based on the massive GDV of its projects. More importantly, it should start reporting good profits in the next 2 or 3 quarters. So, it may be worthwhile to start investing slightly earlier :-).

The fantastic sales response and achievement of its first 2 blocks of Damansara Foresta Condominiums confirmed OCBC's accurate judgements. The sales achievement will translate into near future profitability of the company and eventually the upward price movement of its shares. It is a counter for medium and long term investors. :-)
