KUALA LUMPUR (Feb 24): YNH Property Bhd’s RM1.1 billion investment in numerous property development joint ventures (JVs) over the years has drawn much public scrutiny in recent months.
While it is common for property developers to enter into JVs to expand their reach, it is not as common to put a huge amount of capital into ventures in which they do not have full equity ownership.
In YNH’s case, the investments in JVs are huge relative to its cash holdings of RM16.8 million as at Sept 30, 2023. Of particular interest was the 5.098 acres of land situated in Desa Sri Hartamas, involving deposits of RM239.5 million.
Those closely tracking the real estate developer would have noticed the series of queries raised by the stock exchange on the Desa Sri Hartamas land, which YNH had planned to sell to the Sunway group but remains as an open-air car park in a prime location today.

Isn't it AGAINST THE LAW to be force-SOLD by banks & not to declare a single change in interest since the big selldown??? By right, the crooked doctor should have been sold down to less than 30% going by the price action & volume...
Ynh stock has higher risk and higher return; on the other hand, KAWAN stock has stable dividend and lower share price volatility. Consider your risk appetite and holding power. Hope you are not a trader/

Good123, why keep good word on YNHP? Now hit 47c already. Looks really troubled now. I hold these shares at a 30% loss.
There fews news said chhb get sued by banks for default loan. Even assets but mostly hard to get buyer like exhibition hall and hotels. Ynhp i still worry if you look at sales RM14 m Oct to Dec 2023. As developer based on sales really no business after deduct rental income from two Malls
As highlighted by the articles, investors are waiting for the deal with sunway to be successful and also the JVs are carried out timely. Impossible to tell the exact bottom out price as it depends on the stated matters to unfold, etc.
Diversification is key, don’t put all eggs in one basket. Good luck.
