【市场脉搏 : TWL控股手握300英亩地库，未来5年不愁发展。】
马股产业上市公司——TWL控股（TWL Holding，7079）手握巴生河流域300英亩地库，潜在发展总值达RM50亿，放眼明年转亏为盈，且挪威基金近期频频趁低吸纳。
TWL执行主席拿督陈维年接受《创业网》专访时表示，公司目前在巴生河流域一带持有300英亩地库，这些地库部分落在Subang一代，计划把这些地库充做可负担房屋用途。
“我们的房屋售价约RM35万以内，因此不愁没有销路。再者300英亩地库潜在发展总值达RM50亿，可支撑公司未来的业绩=。”
陈维年补充，随着银行放贷放宽及经济好转，相信这些产业项目不难出售。
陈维年强调，公司过去2年做了一些员工认股权计划（ESOS），从而让公司拥有充足的现金，接近RM1亿，属于净现金状态，有足够的现金应付市场。
除了可负担房屋外，陈维年也相信第二大马家园计划可推动产业项目。
“大马与中国相互免签后，除了带动旅游业，相信也会吸引高资产人士到大马定居，因此我们在Bansar South也会有一些高端的产业项目。不过，比例不大，还是以可负担房屋为主。”
根据交易所数据，TWL控股过去连续三个季度获利，此前，业绩表现起伏不定。陈维年相信，公司接下来业务可稳定获利。
陈维年也表示，内部数据显示，截至今年1月26日，挪威中央银行——挪威银行透过公开市场买入TWL股票，持股率约3%(约1.25亿股股票左右)。陈维年无法得知挪威银行购入股票的目的，但
相信挪威银行可能是相中公司未来的商业价值，进而购入公司股票。
陈维年补充，据了解，挪威基金过往在马股投资的公司以油气领域为主，投资产业领域倒是第一次看到。
”我们也在寻找时机，会与挪威银行股东会面，告知更详细的业绩汇报。“
陈维年创业超过30年，先后经历四个发展阶段，最初是高欲利私人有限公司，到明利控股有限公司的股权收购，之后整合为金虎集团有限公司，最后为TWL。这是一个逐步走过的过程，期间陈维年经历了不少博弈和商战。
“公司在上市以后，曾经历了两次股权争夺战，所辛基础稳固，得以守住自己的心血。尽管面对新冠疫情的困境，在这段期间，只有营运开支没有收入，但公司安然度过了危机，且这段期间，公司的地库价值也有所提高，取得稳健成长状态。”
