Insas can have a great year this year if a proper dividend policy is announced and the new CEO is more shareholder-oriented, hopefully there is an effort in communication.

No point replying you further qqq3, no idea what are you seeking from this. I will reiterate, you don't have to put down others to make your point.

Why keep saying SSLEE is a rookie? You do not need to put down someone to make your point. This is an obvious difference in investing philosophy between SSLEE and the 2 of you. I get that both of you are looking at "what are the potential catalyst or what are the profits generator" type of style of investing, if so, no one is recommending you to buy Insas on those accounts.
Foresight in an investing company is tremendously hard. Before Inari became so successful, who was heavily invested in it? It was Insas, I am betting that during that time when Inari was a nobody, a bunch of investors like you was also taking a shit on Insas for having nothing to look forward to, no catalyst, a dead business model. But, how wrong could you be?
Back to the present moment, what could be Insas potential next "Inari"? Well,if we all knew that, we would just had invested in "Inari" in the very first place. Sadly, not everyone knew Inari could become what it is today but the Insas management did. If you are very confident in your investing skills and believe that your yearly returns are easily better than Insas, then obviously Insas is not a smart investment for you. Throughout the years, Insas has made a lot of bad investments calls, you can bring all of it up but in aggregate, the balance sheet tells a different story.
Sadly, I could not foresee the growth in Inari but luckily Insas did.
Side note: SSLEE, thank you for your effort in pushing for a dividend policy, I believe with a proper dividend policy, Insas will be a very steady counter and attract more investors with a lower risk appetite.

If you do not invest based on fundamentals, how do you invest? Stories? Narratives?

Dear SSLEE,
Thank you for reply,I think you are most probably right about the purpose for transferring between subsidiaries.
May this increased dividend be the first but not the last, all the best to all investors this year.

@SSLEE, just saw your post.
Thank you for sharing on what happened during the AGM. Has your confidence in the company increase with the new change of CEO?

Anyone has any idea on why is Insas transferring Inari shares to their other subsidiary Media Lang?
My current guess is that this is an accounting play, Insas will report profits on disposal and the disposal amount (given to Media Lang) will be recorded as fair value gain/loss. This creates sort of a win-win situation accounting wise. Insas will then be able to benefit from more profits showing on the book and the upside of fair value gain in Inari. To those that are unaware, Media Lang is a company in hong kong that does investment in securities.
Anyone has a different thought?

That's not true. In fact, this system is so easily manipulated, the amount of capital needed to make a fake price is too low.

being listed has advantages to the company founders, it's not so clear-cut that if the NTA is way above price then privatisation is a good idea.q

what could be safer than property and cash?
2018-08-29 10:48 | Report Abuse
@kevin, agree with the inari take.
I think it is also a bad idea to have the dividend policy based on the net profits as FAIR VALUE gain and losses are a big part of Insas income statement. For Insas, the best way is to base off their cash flows.
2018-08-29 09:59 | Report Abuse
@sslee, I do not think that a forced distribution is required, the company has their reasons for holding on to their associate (the value is on a steady increase). The main problem is the additional/special dividend/dividend policy that is non-existent in Insas, the management still does not have the shareholders in mind.
2018-08-29 09:46 | Report Abuse
@Sslee, I will come on board with you. In poor market time, the company should distribute more dividend to provide a cushion to their shareholders. In good market time, the company should be stingy with their dividend if they believe they can grow it faster. However, as recent events unfold, Insas still remains the same through the poor market sentiment Their share price went from RM1 to RM0.8x, a -20% fall without any changes in their fundamentals and yet the management is sitting back and doing nothing, this is ridiculous.
2018-08-28 21:19 | Report Abuse
@4444, even if he is stingy, he is not stupid. he owns the majority of the company, it benefits him if he can cash out at a higher price or buy over everyone at the current absurdly low price.
@calvin, please off your caps lock
@lizi, I agree with what you are saying, that's why there 200+ listed companies in Malaysia with a p/b below 1 but the key difference is when you make comparisons for Insas to those distressed company.
2018-08-28 21:10 | Report Abuse
a big difference between daiman and insas is that insas can easily liquidate while daiman can't. Insas price to NTA gap is also way bigger than daiman once a revaluation exercise is done. Lastly, Insas FCF is better, if Daiman can be sold above 50% of their NTA, what more Insas?
This news about daiman made me more confident in Insas.

@lizi, so true, it pains me as an investor when this dishonesty occurs and is not punished.

important takeaways:
1. The UNREALISED loss this year was a whopping 40 MILLION due to financial assets and exchange difference. That's why it is imperative to view the financials with an overview of at least 3 years to gauge how Insas is really doing. (Let the fair value cancel out)
2. Cash flow this year has been great. Cash reserves keep getting bigger (+96 MILLION) while borrowings are reducing (-47 MILLION).
3. DGSB is now recorded as an associate.
4. Quoted shares in associate value in comparison to recorded value has widened by a lot this year. (wait for the annual report to get an accurate figure for those who are lazy).
5. Book value remains on the steady increase. This FY it increased by 6.2%.
if you are looking at net profits to make your investment decision in Insas, I personally think it erroneous. Happy investing~

Sslee, boring is good. I agree with using REIT as the passive strategy as the yields are pretty good and secure (if you know the property well)

What is the dirty secret behind this counter? (asking old timers) balance sheet seems too good to be true for the current market cap considering the company is still profitable

Anyone know why can TWREIT distribute 88.5% of net income? I thought it is by the rule that a REIT must distribute 90% and above?
2018-08-18 07:22 | Report Abuse
Net intrinsic value does not equate to net asset value. Intrinsic value depends on how much returns can you get from your net assets over a period of years + net assets.

Why is it that you always fail to share the whole picture? A good analyst will also answer the question of why is the share so lowly priced in the first place and not just try to steer the crowd with pure optimism. It makes me very sceptical of your intentions, I have no problem with your method of value investing but it seems that you are trying to extract profits from swing trading and not a long-term holding.
Side note: The 30% discount to NTA method is very lacking of a metric alone. It is like me stating that you should buy a company with a P/E below 2. It is so wrong on a whole new level. For example, you could at least share the acid test ratio to give a fairer idea to those reading your article. I took a quick look at the balance sheet and its acid test ratio is below 1, at least share more metrics, to tell the TRUTH and not just your TRUTH.

my advice to all is to stay wise and firm with your position. Low liquidity in this company brings in a lot of tricksters, volatility is easily made.
