大马房产市场谷底反弹　下半年维持稳成长势头

（吉隆坡23日讯）国际产业顾问公司--大马莱坊（Knight Frank）指出，如今房产市场已出现“谷底反弹”的征兆，预期下半年可重拾动力，并维持稳定的成长势头。

莱坊周二发布《2019年上半年房产市场重点》调查报告，该公司董事经理萨古南通过文告指出，目前房产市场有多项利好因素，可支撑下半年的成长势头。

住宅产业方面，政府推出的“居者有其屋”（HOC）活动已见效，预计可继续获得消费者支持，并有助于发展商出售滞销的房产。

萨古南表示，“居者有其屋”计划是推动房产市场上半年表现的最大利好因素之一。这项活动由房屋及地方政府部（KPKT）和大马房地产发展商公会（REHDA）联合推出，旨在让国人有能力拥屋。

“拥屋计划已经展延至12月31日，预期可进一步推动包括高价公寓和服务式公寓等房产的销售表现，也为发展商提供了售出滞销房产的机会。”

另外，吉隆坡有多个地区在上半年也推出了高价公寓和服务式公寓新盘，料可推动住宅市场的成长。

零售产业销量走强

至于零售产业，虽然消费者情绪依然相对低迷，但零售产业的销售表现持续走强。现有商场运营商通过调整租户组合，确保可以吸引消费者。

“同时，零售商也必须翻新和保持新鲜感，以加强消费者的购物体验。”

此外， 由于“线上购物”越来越普及，许多商家也开始与线上支付服务公司合作，推动国家迈向“无现金支付”社会。尽管零售市场的竞争增加，一些优质的商场仍然可获得较高的出租率，而且大部份商场的租金可则取得单位数的增长。

另一边厢，沙巴的酒店业在上半年也取得突破性的增长。

这主要归功于州政府致力推动沙巴州东海岸成为著名旅游景点，以及凯悦中心酒店和安凡尼酒店及度假村在沙巴插旗。

再看其他商业房产，莱坊认为，尽管巴生谷的办公楼出租率已经有所改善，但依然无法摆脱供过于求的窘境。

此外，目前市中心以外的办公楼出租率相对更佳，主要是其价格更具竞争力，以及政府不断拓展市中心以外地区的公共交通流通性。

“同时，虽然共享办公室开始盛行，为办公楼市场倾注了一些活力，但业主还是应该认清现实，不能收取太高的租金。”

另外，莱坊也预期，外资流入将让工业产业将成为产业市场表现最标青的领域。鉴于政府重启中国“一带一路”相关的大型基建项目，包括东海岸铁道项目（ECRL）和大马城项目等，预期可推动中资的投资信心。而中美贸易争端也料惠及大马的制造业领域。

Paul Samuelson：股价动向是随机的

已故美国经济学家及诺贝尔经济学奖得主保罗·萨缪尔森（Paul Samuelson）就认为，股价的动向是随机的（random），没有特定的模式，因为大部分市场都能有效率地运作，在资讯快速流通的情况下，投资者会即时采取行动。

他认为，在没有承担额外风险的情况下，投资者要长期一直打败大市是不可能的，尝试打败大市只是在浪费时间，投资于追踪股市表现的基金才是明智之举。

指数基金（index fund）和被动式投资（passive investing）的概念都是受到萨缪尔森启发而出现。

自打嘴巴？

尽管如此，萨缪尔森本身却仍自行主动地进行了不少投资，包括买入巴菲特（Warren Buffett）的公司波克夏哈萨威（Berkshire Hathaway）的股票。他是在1970年开始买入波克夏的股票，平均买入价约为每股44美元。波克夏A股如今的股价约为31万1,500美元。

那萨缪尔森是不是在自打嘴巴呢？

非也。萨缪尔森曾说过，“总会有一些投资者手脚比较快、别其他人聪明，所以他们能取得较多的回报”，“但这种人才并不容易找，而且他们的服务可不便宜。此外，他们火热的手感往往都会冷却。”

当个实际的散户？

这说明了什么呢？

这世上始终还是有能够打败大市的人，但这种人终究是少数，他们有过人的智慧、能力、心理素质，能够审时度势，适时调整投资策略。

巴菲特说过：“当你能找到一个能打败大市的人的时候，同时也会有1,000个无法打败大市的人。”
