Yes, rate cut is a good news for property sector, as well as businesses to expand. However, in my opinion, it will not have big immediate effect as I mentioned the sector is still kinda slow. Imagine will you immediately buy a property with the implementation of rate cute? To certain people, maybe yes. haha. But over the time, it will have positive effect.

@greenpower If you try to simply multiply the EPS of some of the other property stocks with PE 10, i believe you will find that the current price of the stocks is roughly equal or more than the figure you get.

i.e. MAHSING: EPS 15.89, PE 10= 1.59, current price 1.55
MKLAND: EPS 2.39, PE 10= 0.239, current price 0.32
SPSETIA: EPS 27.14, PE 10= 2.71, current price 2.94

*But of course my calculation is just based on EPS x 10. There might be other factors that support the higher share price of other property stocks, compared to EPS x 10. In addition, Sunway is more diversified business, and sometimes i think cant compare directly with other property stocks, just my 2 cents.

@angielim9955 still holding haha. Yeap, Sunway current PE 7.71. With current EPS of 38.63 sen, PE 10 would translate Sunway price at around RM3.80. But since property market is still kinda slow, i'll collect some around RM2.90 if got chance.

No problem @limchewi, because I've gone thru the same thing, just that in different counters. Honestly, if you dont burn your hand, you wont learn anything. Unless, you have a good foundation, have good mentor that leads you all the way, or else more or less will make mistakes. Keep learning, take it as an expensive lesson, hope we can all do better in the future.

@limchewi, you know, not all comments here has good intention. Most of them try to scared people off. There are 2 reasons here: 1. They wanna collect at lower price 2. It's their nature to bullshit for fun, they enjoy seeing a stock falls. So, my advise to you, can go ask your remisier's opinion, if you have one, or just cut lost if it has dropped more than 10 to 15% from your purchase price. If you cant sleep holding your stock, maybe sell half first if it has reached your cut lost price. If you prefer to hold, it's not wrong as well, just different poeple different view. Afterall, you still can buy back if you think this counter got better prospect or market has better sentiment again later, right? There's always chance to invest, we all learn from mistakes. Just my 2 cents, hope can help you a bit.

@007 personally I think what you said might be correct, but this counter for the past 10 yrs have been operating well with consistent/ growing revenue and profits. However, people might overreact towards the fall of profits for the quarter. Morever, EPF has been selling earlier even before the result is out. If you were here last month, then i believe u would have noticed panic selling when the price fell drastically. In fact, directors have been buying for the past few weeks, in quite large volume. If they themselves do not have confidence in the company, i cant think of any reason behind the acquisition of shares, almost everyday.

Therefore, I believe in the value of the company and the performance of company in the coming quarters. And, i think there's no right or wrong in terms of strategy to either buy with trend or buy and hold. Just my opinion, cheers :)
