C. TA 3 & 4, Kuala Lumpur : -

Situated on a 2.47 acre prime parcel adjacent to the Group’s headquarters in downtown Kuala Lumpur, TA 3 & 4 will have twin towers of Tower 1 : 61-storey and Tower 2 : 65-storey respectively located above a 10-storey podium featuring a 5-star full-service hotel and apartments. The development has been envisioned on Tower 1 as a 384-room 5-star hotel with 308 luxury serviced apartments located above and on the opposite, Tower 2 will be 269 branded luxury private residences. TA 3 & 4 is aimed at creating an experience for both travelers and home owners that has not yet been seen or felt before in Kuala Lumpur.

In FY2017, TA 3 & 4 will be one of the key drivers of revenue for TAG. With a combined GDV for the Serviced Apartments and Private Residences of RM2.15 billion, the project will catalyse the surrounding areas with more footfall and will complement TAG’s adjacent office property Menara TA One. Its strategic location opposite the Kuala Lumpur Twin Towers retail frontage entrance in Kuala Lumpur City Centre has garnered significant eager interest amongst both local and foreign investors. We expect to register good sales when we roll out the 308 luxury serviced apartments of Tower 1 for sale in the 2nd half of 2017.

The Piling and Basement Carcass Works will be completed in 4th Quarter of 2017 and the Main Building Works are expected to commence shortly thereafter. The Company has signed an exclusive Early Contractors Involvement Agreement to facilitate the construction of the Main Building Works which is expected to complete in 2020.

Expected gain arising from the Proposed Disposal

Based on the Disposal Consideration, TA Global and its subsidiaries (“TA Global Group”) are
expected to register an indicative gain before tax arising from the Proposed Disposal of AUD102.00

都是重複的新聞。以下幾點是要注意的

1) TA3 & 4的發展可能不能如期發展,今年公司在股東大會後的記者招待會上有說過。可能要看馬國的經濟狀況和中國金融機構管制。

2) 居鑾的土地發展不一定在明年尾發展,一切都是不肯定。有機會去居鑾走走看看那裡的發展。

3) 如果要把澳洲的Little Bay Cove的土地賣高價,不是每個買家都會買入。產業是有價錢無市場如果太高價錢。

Warrant分為兩種,Warrant和Call Warrant, 基本上是一樣的,Call Warrant是由投資銀行發行的( 如OSK, MAYBANK, RHB ),多數以C帶頭,Warrant就是由一般公司發行的,W帶頭

1) TAGB - CD,就是投資銀行發行的( RHB Investment Bank Bhd. )。

 2) Warrant都有限期( expiry date ),只要限期一到,就會變成廢紙。所以買Warrant一​​定要注意限期。 TAGB - CD限期是 31/10/2017.

 3) 現在Gearing Ratio(槓桿比率)是5,現在母股價RM0.35,那麼現在Warrant的價格是RM0.35 / 5 = RM0.07 ( RM0.07 X 5 = RM0.35 現在母股價 )

4) Exercise Value(轉換價),TAGB - CD現在的轉換價是RM0.30,假如要把Warrant轉換成母股,你需要付Warrant Price + Exercise Value ( RM0.07 + RM0.30 = RM0.37 ),你就必須再付RM0.30給公司,當然warrant價格會跟著母股上升,上升越多,轉換價格就會便宜。 RM0.37的價格比現在的母股價格RM0.35還貴,當然沒有人會要去轉換,直接在市場買就好了。但是如果加起來比母股便宜,就可以考慮轉換。

Warrant這東西可以理解成當你想買某一隻股但是太貴,你可以以更低的價格購買其warrant,等到有錢的時候再轉去母股,當然你也可以在市場賣掉。是一種另類的投機方式 。

小心!不要買進如果沒有好消息。可能有“兩”組人炒這個公司的股票。因為今年第二季度財務報表將會在這個月尾公佈。通常財務報表還沒有公佈都會有小把戲。之後如果沒有好消息股價會在下跌。

之前有一位人說他出席今年的股東常年大會,過後他說公司有收到8份Little Bay Cove競標。可是公司的股東大會後的記者招待會都沒有說任何消息,何況截止日期到現在已經有4個月了。之前我都說了股息後會下跌到RM0.30以下,事實已經證明了。

現在要買入的人要考慮清楚,因為之前買入在RM0.29的人可能已經賣出去了。如果沒有好消息,到這個月尾( 第二季度財務報表公佈前 )股價可能是RM0.36左右,之後第二季度財務報表公佈後會在下跌( 如果沒有好消息 )。現在要買入的人一定要考慮以下的問題:-

1) TAGB公司的總數股票是很多。
2) 常年能夠支付的股息是不高。
3) 大老闆的管理心太。
4) 公司未來發展模式。
5) 馬國10月的財政預算案。
6) 你把它當成長期投資還是炒股。
7) 產業是有價錢沒有市場。

要小心!那些叫你買入的人,往往他們都是炒家。

TAGB當初在2009年掛牌上市股價面值( Par Value )是@RM0.50 . 這幾年來它的股息如下 :-

公司董事管理者,在Unlock Book Value 時,同時應該考慮把公司的股票數量減少,也同時提高公司股票的面值到RM1.00。這是其中一個方法能夠幫助公司穩定在市場的股價。因為公司是走高級酒店和高級發展屋業方向,考慮周全可以防止股票炒作在公開市場。不是給阿豬,阿狗,阿貓,都可以進來炒公司的股票。現在1 lot 才RM300。( 好像是廉價發展公司,太沒有形象。)

TAGB是2009年11月23日掛牌上市,上市價是@RM0.50.

已經要8年了,現在的股價是多少???股息又能給多少???一位成功的人士誠信最重要。古德說 :“ 日久見人心 ”。

現在看它們如何玩 TA3 & TA4, 之前說今年第三季發展,過後又說“ 可能是 ” 今年尾。哈哈!如果沒有大好消息,今年這個公司的股價是不可能回到RM0.50.

今年股東大會後大老闆只是1天在公開市場買進,我感覺是小動作。

JK 要如何做到能給之前的小股東得到利益和又能長期帶來利益這才是“ 上上老闆 ”。

今年的8月尾是今年第二季度的財務報表公佈時間,再看看吧!如果沒有好消息這個股價短期是不可能大漲。

其實TA價值 + TAGB價值 = RM1.00。當年2009年是5張TA送3張TAGB( 當初拆開是有原因的,請遊覽以前的新聞報導就可以知道了。 )

所有權力是大老闆控制,他們根本沒有影響,因為盈利來的錢一直買土地和裝修酒店。如果你是小股東而又做長期投資,就如同拿錢給人家花費。哈哈!

大老闆是居鑾人,以前是住在Jalan Batu Pahat, 錦和哪裡。父親是以前居鑾國會議員,過後搬遷到居鑾 Sunrise Park。要了解他的歷史背景就知道他的性格了。

我是炒這家公司的股票不做長期投資。Villa 1668 和 Singh 1 都不見了,哈哈!時間是最好的證明。

今年的股東大會通過公司管理層增加董事費 。可是以前的小股東又得到什麼?????大老闆的心態很重要,他是“ 獨樂樂還是眾樂樂。” 今年的股東大會後,當天大老闆有買進,過後就沒有再買了。一切都是小動作。

神愛世人不是每個星期日去做禮拜就是愛世人。它是要實現在日常生活中的。TAGB 的常年報告公司都有去做慈善把它拍照放進報告書,一切都是廣告而已吧!

如果大老闆把盈利的錢拿來買土地和裝修,在面值上( Net Book Assets Value )是有增加,可是他不要回報給小股東。小股東也是看的到拿不到。人生是無常。股息的回報和業績增長應該要平衡才是可以長期投資。

因為公司是一年才給一次股息而又不高。如果它能改成季節性發放股息。公司的股價就會增值。

TAGB 不可以長期投資

1) 公司股票太多
2) 管理層給的新聞發布會都不準確。
3) 股息太低
4) 股價不會增值反而貶值
5) 房地產有價無市
6) 大股東控制所有公司的資產當成個人資產
7) 公司管理層去年只會增加董事費
8) 公司本身沒有在公開市場買回公司的股票
9) 從2009年,公司發售股價時,說是低過市場價格發售( @RM0.50 ). 現在公司的股價還是低過@RM0.30. 因為大股東把所有公司的資產當成個人資產。他曾經涉嫌操控股價,被吊牌罰款,有十年不能踏足股票界。古德說 :“ 江山易改,本性難移。”
10) 今年的常年股東大會後的新聞發布會,董事經理兼首席執行員拿汀陳桂芳指出,公司不會拒絕任何良好的投資機會收購更多的土地。所以大股東根本沒有打算回報給小股東。

所以不能長期投資,因為百貨長期以來肯定漲價,可是公司股價只會貶值。 ( 如同你老闆,常年你公司都有盈利可是每年大老闆只是自己買大車住大屋和買公司的資產,沒有加薪金和高花紅給你。你會有心在這家公司常期打工嗎? )
